Location, vibe, and Patrick (property owner). We were met at check-in, given a thorough overview of the property and area, and had everything we needed for our stay. The property itself is magical.

Great location. A lot of geishas walking around. Host was very easy to contact and very helpful.

Only the staircase is quite steepest , but it ok understand this is traditional house of Japan, the location is good ,quiet and near the river and famous temple is nearby Patrick and her wife is very friendly and explain everything.

For us, this house was a better alternative to staying in a hotel and its location in Kyoto made it easy to get to see all the sights. Kyoto is full of must see temples and shrines, it was a real privilege to visit. We liked the traditional feel of the house which had everything we needed to enjoy our stay. We would definitely stay again and would recommend it. We also saw geisha girls in the area on an evening- delightful.

Need to be very careful on the steep stairs and agile enough to be able to get up from sitting on the floor 😬

Such a unique way to stay in a traditional house, the street is beautiful and quiet, yet very central, so close to many sightseeing places and river, we even saw qeishas on our street! Patric was an excellent host, gave us many recommendations and answered our questions.

Good location so easy to go Gion, temples, and close to the transportations. Patrick was very helpful. Close to good restaurants.

The stairs to the second floor were steep and narrow steps. If there is any western style chair in the room it would be great.

The location is as good as it gets in Kyoto. Patrick met us on check in and went above and beyond in showing us through the room and recommending location attractions. Highly recommend.
