We are writing to formally raise serious concerns regarding our recent stay at the cottage and to request an appropriate refund. We booked this property based on the description and photographs provided in the advertisement, which presented the cottage as clean, safe, comfortable, and family friendly. Unfortunately, the condition of the property upon arrival was completely unacceptable and did not match the standard advertised. The cottage was visibly unclean throughout, with dust, dirt, clutter, and broken furniture stored under the stairs. Several advertised features shown in the listing photographs were either missing or not as described, including the rug in the lounge and dressing table chairs, which we later discovered broken and stored away. In addition, the sofas were extremely uncomfortable and unsuitable for a relaxing family stay. Our primary concern, however, is the serious safety risk posed by the staircase. During our stay, my partner slipped near the top of the stairs while carrying our 17-month-old son. She has since suffered pain and injury to her back, hip, leg, and foot. Thankfully our son was not injured, but the situation could easily have resulted in a far more serious accident. Had the fall occurred even slightly lower down the staircase, both of them could have fallen through the large open gap onto the lower landing, with potentially catastrophic consequences. Given this incident, we do not believe this property can reasonably be described or marketed as “family friendly.” Furthermore, had the listing accurately disclosed the steep staircase, the excessive surrounding noise from nearby pubs and seagulls on the roof, and the overall condition of the property, we would never have proceeded with the booking.

"Best location, if the property was clean and had more of what you need, it would boost ratings."

4.0

The location was brilliant. Quirky cottage with nice features and modern design. Bedrooms nice and spacious. Good showers.

I read the reviews before going so decided to contact the host before going to make sure there was a frying pan, oven grill pan, that it was properly cleaned and the sofa was fixed. They use an AI bot, which gives a lovely response but none of it is followed up by a human. If it was, it would be much better. Had to buy a frying pan, and the place was filthy. The mattress topper looked like it had been wee on several time, sheets were clean on top but gross underneath. The fireplace and all surfaces, microwave, fridge all dusty and dirty. Dressing tables looked like they've never been cleaned. Stuff dumped underneath the stairs which needs to be taken away. Paid £60 for cleaner, probably did a fivers worth. Car parking scratch card was confusing because of the 3 hour limit road signs, but the card does override this. Each card lasts two days, so you have to scratch off the date the next card starts for consecutive ones. The bot kept saying date of arrival but that's just for the first card. Windows are thin, so be prepared to hear the seagulls all night. The gap underneath the front door makes the lounge cold, but got some logs and kindling from the shop next door and lit the fire which was nice.

"In need of a little love, but has everything you need."

7.0

Great location, very close to the train station and carpark. The bedrooms are spacious and the colour palette is consistent throughout the property. Dishwasher tablets, toilet roll, shower gel all provided. Beds and linen good quality. Sky tv provided which was a nice plus.

The property is a little tired. I was surprised to see a broken vanity stool under the stairs with an empty wine box and a bag of Christmas decorations. I paid extra for damage protection, but I needn’t have bothered. The dining table was stained orange, mirrors above the bed were missing in the top bedroom (exposing fittings), there was a large stain on the first bedroom floor and most of the furniture had obvious sign of wear. There was a B&M sticker on the toilet brush which didn’t scream luxury. The bedside tables were so dusty, as were the backs of the wooden beams on the doors. The main living room space had a floor that never felt clean, my son’s socks were filthy after walking on it. We swept and hoovered multiple times. I get holiday lets are used and loved, however with a little bit of maintenance this property could be back to its former glory.
