House was very clean and stocked with plenty of conveniences for us making the stay quite comfortable. Shower was very good and water had a good range of temperature. Perfect location for Hobbiton. Close to shops but you still feel like you are out in the quiet country.

Absolutely stellar vacation home. Pristinely clean, with a well appointed kitchen, and views as far as you can see. ļæ¼So many thoughtful amenities. Would happily stay again.

Didnā€™t get checkin instructions until early afternoon when we were out of range with our SIM card.

A beautiful spotless property in a rural location. Everything we needed for a comfortable stay. The owners have put a lot of thought into the house, furnishings and equipment.

Bit of noise from quarrying work nearby and the trucks going to and fro at the moment, but it didn't really disturb us that much.
