"Had a lovely short break - would come back to stay."

9.0

Clean, comfortable and great location

The double bed requires a new mattress - there is a dip in the middle. The kitchen requires some decent, sharp knives - struggled to cut a tomato unless you use the steak knives.

"Perfect location"

House was lovely and clean with decent bedding & towels.

Beds too soft, curtains as well as blinds needed. There were only 2 teaspoons.

"Great short stay in comfortable and well located town house in Ambleside"

Much bigger than in the photos. Couldn’t be better located for Ambleside. Parking for a pound just down the road.

The rain!

"The stay was perfect. Great location. Difficult finding the suggested car park. Would book again"

8.0

Location, furnishing, gated yard

The twin room was small but both beds could have been put side by side maybe. One of the beds had no mattress cover and only one sheet on the mattress. I tried to vacuume but I think the bag must have been full as it didn’t pick up.. There was no tin foil or sandwich bags for picnics and no shower gel which you’d expect at £140 per night. If I were to be super critical, the kitchen needs updating with an island or breakfast bar. No need for a huge 6 seater dining table in the middle. A small table and chairs under the stairs would have been perfect.

"Great stay would recommend"

8.0

Great central location to Ambleside with a lovely home from home stay at a cosy, spacious, place. Equipped kitchen with everything needed available at property. Would definitely stay again and recommend!!!

Not much to not like but could do with a little live tv, Netflix and catch up available and didn’t watch a lot of TV but for those late nights something to pop on in

"Not 4 * - Some good some bad. Only used as a base"

5.0

On arrival they keys were in the box so we didn't have to go out of our way to collect them from somewhere else. No toiletries when we arrived which was sorted within minutes from the management team, who also took care of some left over rubbish in the rear yard. Excellent location with most basics covered. Heating was spot on. Dog friendly. If you know the area, the lack of parking really isn't an issue.

I personally struggled with the lock box for the key. No welcome gift/pack as some other reviews have stated. However when they came out with the toiletries they delivered a box of mince pies, which none of us like. The only way to lock the front door from inside is with the key of which only one is provided, so staggered returns aren't really possible if you are safety conscious/tired. The property itself is very tired looking in places, especially externally to the rear. Rust/stains on radiator in the bathroom. Toilet flusher button has part missing. Shower could do with a proper clean and detail. Toilet seat needs a proper clean. The kitchen has the essentials, but some oils for cooking etc. wouldn't do any harm. Some cupboard handles come off when opening them. The seal on the fridge is absolutely rotten and needs replacing. A couple of spotlights in the kitchen not working, not a massive issue but it does let it down. Skylight in kitchen is filthy. Plaster work in kitchen in need of attention. The second bedroom has a bedside table with a lamp on which was nice, the only downside is that the second room doesn't have a plug socket to plug the lamp in that we could find. As an aside, it didn't really bother us, but it may bother some: You can hear pretty much every conversation of anyone passing by. Kids are prone to stare through the windows and door glass. Once booking has been made, payment taken etc. they still insist on uploading a copy of some kind of photo ID which i really don't like, don't approve of and certainly don't see the need for given I paid in full at time of booking. We didn't raise these points as we were hardly there, but when you factor in the cost of the booking, and the inescapable £30 cleaning fee, its not really justifying itself. In need of an overhaul.
