"Fantastic stay."

Room very comfortable and clean. Particularly appreciated fresh milk and a good supply of tea/coffee. Fantastic breakfasts.

Parking is a bit limited.

"A stunning room in the suburbs outside York"

Wow, wow, wow! Everything about our stay was comfortable and stunning; we enjoyed our return visit a year later just as much as our first stay. Jonathan and Linda are the best hosts ever with incredible attention to detail. We loved our room, bathroom, the location, the breakfasts and drinks, and not forgetting their gorgeous dog, Penny. There are many extra lengths that they go to such as the homemade bread and jams. We enjoyed eating the little treats and my daughter was so thankful when Linda managed to rescue her favourite jumper.

There is nothing to dislike. We were so grateful for everything.

"Exceptional hosts, delicious breakfast, great location"

Linda and Jonathan are exceptionally attentive hosts and make every effort to make you feel welcome in their beautiful home and garden situated in a pretty village. Breakfast was delicious and plentiful . Poppleton train station is an easy walk from the property and you can be in York in 6 minutes from there - much easier and cheaper than parking. There are several pubs in the village in very easy walking distance too . We will definitely be back

"absolutely beautiful perfect place to stay with amazing host, comfortable clean room with delicious food."

everything from the welcome to the good bye Linda and Jonathan were fantastic hosts including their little dog Penny. breakfast was amazing freshly cooked with homemade bread.

It was a lovely place,close to a little train station to go to york,knaresborough,Harrowgate,leeds wich takes minutes ,, very good hosts welcoming and food excellent,will deffo be going again in the warmer months , 2 pubs within walking distance for evening meal ,,

We were looked after wonderfully by Linda and Jonathan.Nothing was too much trouble.Superb breakfast and everything was provided.Upper Poppleton is a lovely village in easy reach of York by bus or train,and Grove House was the best place we have stayed in visiting York.Penny the dog is adorable.No hesitation in re-booking.

Linda and Jonathan were the perfect hosts, greeted with cake no less! Beautiful room, amazing and perfect location, what more could one want? The perfect place to stay to explore both York and Harrogate, we'll definitely be back!
