A beautiful property - our room was gorgeous with views down to the harbour - every detail has been thought of, breakfast was delicious and it was a delight to stay there - Sandra is a fantastic host. Highly recommended.

we stayed for 4 nights at the end of our 4 weeks north island experience and we could not had a better ending for our trip. location is fantastic, the house is absolutely Georgias and total our stile, very chic and full of atmosphere, the big and cozy beds made us sleep like babies, so comfortable and luxury, did I mention big already, huge bed :-) the breakfast is amazing and mad with love, the omelet is fantastic. Sandra and Doug are so nice and helpful, we loved talking to them. so overall this is the place to stay im Auckland. restaurants and lots of shops are in walking distance thank you so much for your hospitality :-) we just loved it

this is a luxury problem but I would appreciate the TV hanging on the wall in front of the bed, makes it easier to watch wen you are on the bed

Amazing attention to details. Stay was very comfortable and the place is tastefully done. Best breakfast that we had during the New Zealand trip and a great neighborhood to explore Auckland.

Franklin38 was beautifully and thoughtfully designed. Our host worked hard so we could check in early (on a very soggy Auckland day). High quality snacks and drinks were included and the breakfast was an amazing smorgasbord of fruit (blueberries, raspberries, strawberries, mango), yoghurt and granola followed by a cooked plate of whatever took your fancy (smoked salmon and scrambled eggs were delicious). The room was quiet, the bathroom huge and the bed comfortable. Fantastic light and views from the many windows was appreciated. Franklin38 is located near vibrant Ponsonby Road with a plethora of coffee, bar and restaurant options. It's hard to choose where to go.

The only thing tiny thing would be to have bath sheets instead of bath towels. But they were fluffy and white so I really can't complain too much!

We loved everything- huge comfortable room, King bed, tub and separate shower, heated tile floors, quiet neighborhood in historic area, beautiful healthy breakfast and daily treats, water, etc etc! Incredible place and kiwi spirit!

The property is absolutely stunning. The room was spacious and comfortable, and Sandra has put a lot of thought into providing every amenity you could think of to make out stay the best possible experience. We also very much enjoyed talking with her and her husband. They were very knowledgeable and helpful. Super nice people.

A wonderful establishment in a delightful suburb close to CBD. Delightfully appointed rooms. Charming hosts. An excellent breakfast. I thought hospitality like this was a thing of the past, but was delighted to be proved wrong.

The house is beautiful, the food was amazing and the host Sandra was so welcoming and lovely, and an amazing cook too. We loved how immaculate the rooms are, and how at ease you feel in them. From the room, to the bath, the warm floor tiles, the massive amazing bed and sheets to the wrap around verandah and view of the sky tower were all stunning. The location was perfect for everything we needed. Highly recommend.

Beautiful accommodation, exceptionally comfortable, great location, fantastic hostess caring, kind and with all information on hand. Highly recommend and hope to visit here again.
