Clean and comfortable rooms with comfortable beds, good quality bedding, and good pillows. Coffee and tea making facilities in room, with a plentiful supply of both along with ample milk and sugar Shared facilities of lounge, with modern comfortable furniture a large TV and an electric fire if its a cool evening Modern fitted kitchen with cooking appliances, kettle, toaster, cutlery, etc and fridge freezer for guest use. Dining room and dining tables in conservatory. All bright and modern decor throughout Host friendly and helpful, although inconspicuous throughout stay. Breakfast available on request Would recommend and we will definitely choose to return here when next we are in the area. Thanks for a great few days. Oh, and don't forget the free range eggs.

Not really a problem but our sat-nav stopped us in the village. If this happens to you drive through the village up the hill and the guest house is on your right.

Lovely location. Would liked to have tried the breakfast, but pressed for time.

The only problem was with WiFI poor reception. I did not realise the lounge was an area to be shared with other guests, but otherwise fine.

"Superb"

Lovely location and very comfortable accommodation. Harold and Mei were very welcoming and Harold has done a lovely job refurbishing the cottage to a high standard. It was nice to have proper milk in the fridge for a good cup of tea ;-) We were also invited to use the garden which was very pretty - just wish we had taken a bottle of wine to enjoy in the last rays of the sun. Harold recommended a superb Italian restaurant which was not too far away and we had a great meal. We were travelling with our daughter and she had a very sweet little single room. Guests also have the use of a very comfortable lounge.

There was nothing not to like. Our hosts were lovely and the accommodation met our expectations. A possible improvement would be tea, coffee and sugar in the kitchen - it was available in our rooms - but it would have been easier to have a second supply in the kitchen. This is a very very minor point.

"Lovely rural location, great accommodation & friendly hosts"

We were welcomed on arrival by Howard & Mei who were friendly, efficient & informative. Warlands Farm has a beautiful garden which guests can enjoy & the property it set in a quiet rural location, just a 40 minute drive from Newcastle Airport & 15 minutes from Durham. The bedroom was a good size & benefitted from a comfortable bed & it was useful to be provided with tea/coffee making facilities in the room. The kitchen & lounge added a great extra space to enjoy & we used both. Thank you Howard & Mei for your hospitality.

A black out blind, we were surprised how late it stays light up North!
