The location and the surroundings. Easy walk along to Braithwaite (pubs) Access to Whinlatter Forrest after a short walk up the road.

"Warm and comfortable in a great location."

Location and views are very good and the sound of the river flowing near by is great. Access to bike trails on the door step. Short trip to the Royal Oak pub in Braithwaite also a bonus.

Steep stairs to the bed rooms could be an issue for some less mobile people. No welcome tea and coffee. The car space is tight for modern cars especially if arriving in the night as there is a set of steps that could prove difficult. Difficult to find another space if arriving un multiple cars.

House had not been cleaned when we arrived and was in a poor state - dog hairs everywhere which set off allergies for me and cleaning products and other rubbish left around. Beds had not been made up and trying to organise this with the host was a pain as they live far from the venue and a cleaner they used was not able to come and clean up - they had not told us they would need us to leave our key for them so the house was dirty our whole stay. We felt the stairs were dangerous and there was a small leak from the ceiling on to the stairs. We felt the property was poorly maintained, and it was difficult to get the hot water working. The host offered a 50 percent refund and has now contacted me to complain that I have left this review, I think it is transparent to share my experience and innappropriate to complain about someone doing so.

"October stay."

Location, parking, views, sense of history. Stairs were steep but we knew that before. Bedding and towels clean. Heating and hot water worked once you had worked out the complex system.

Bathroom sink too small to wash and no storage area in bathroom. Heating system worked but extremely complex to work out (took ages). Kitchen equipment broken and some was dirty, utensils scratched bent pans, no lids. House would be hard to find in the dark. TV remote some buttons did not work (ok button so could not view anything except terrestrial TV). Door lock very awkward.

"Little Gem"

A little gem of a cottage. Great location for heading to Keswick, just a short drive away. It was a great base for all our days out, to be honest. Had everything we needed. Beds were so comfy, and the sound of the waterfall outside was an added bonus. Really good communication from host also. Can't wait to stay again.

"Home from home"

This place really did feel like at home I was so comfortable. That master room mattress wasn't fo me but it didn't dampen the mood. Great kitchen great cosy traditional living room and the girls bed was comfortable they said. Location was brilliant for finding different walks. I'm blind and I really loved being there with my family. Stopped me being a moody sod fo a few days lol Be booking again shortly.

Other than the mattress but everyone different so I wouldn't say it was something I couldn't cope with. I loved the place
