Great location for events at the Co-Op live and Etihad Comfortable furniture/beds

This property was seriously misrepresented in the listing. The photos and description created a completely different impression from the reality we arrived to. On entering the accommodation, it was immediately clear that it did not match the advertised images. The condition was poor, it was grubby, and the overall standard was far below what had been presented online. It did not meet reasonable expectations based on the listing. The surrounding area also felt unsafe and uncomfortable, which added to our concerns. This was not made clear when booking, and had it been accurately represented, we would not have chosen to stay. We were also surprised to see a Ring doorbell camera at the property, which had not been clearly disclosed to us beforehand. This made us feel even more uncomfortable, particularly given the overall situation. Because of the significant difference between what was advertised and what was provided, we left within 10 minutes of arriving and had to secure alternative accommodation at additional expense. We contacted Booking.com immediately to explain the situation. Unfortunately, no satisfactory resolution was offered, and the owner refused to provide a full refund despite the clear misrepresentation and the fact that we did not stay. This was not a minor difference in presentation — it was a fundamentally different standard from what was advertised. Based on our experience, we would not recommend this property.

Location to Coop Live

Poorly maintained, complained via booking.com and got zero response. Run down, pictures make it look good! Down pipe over back door not even connected so water gushes out, yard full of rubbish, no bbq or hot tub as described. Bed in the bedroom that has the bathroom attached was broken. Could be nice but lots of work required.

Convenience of location with enough amenities close by, quiet street

Location is great because of the Rochdale canal, if you plan it, walking into city centre along the canal is great and the canal is really 2 minutes from the house

Fantastic location. We were at the Co-Op Live Arena for a show and it was just 10-minutes walk away. There was also a really good shop nearby for anything you could want. It really is great for the location to the arena and the Etihad if you were visiting there. Fantastic communication with the owner prior to arrival and very friendly and helpful. Nice big fridge which is in the living room but is well out of the way. Nice big TV with an Amazon Firestick plugged in and ready to be used. The bathroom is lovely and is definitely the newest part of the whole house.

On arrival, the washing machine in the kitchen was on with a 4hr+ cycle going which made a lot of noise whilst we chilled before heading out. The whole house is quite grubby and probably needs a replaster and a touchup of paint throughout. The makeshift bannister up the stairs also looks shabby. There's cracked walls near the kitchen. The floors have gaps all over and are uneven. There's not really enough room in the smaller downstairs room for the pool table and would probably benefit more from a table and chairs. The bathroom is in the back bedroom and could be odd for people sharing the house and having to go the other bedroom to get to the toilet. The front bedroom door is hanging off it's top hinge too and needs replacing before it falls off and causes injury. The back bedroom bed almost feels broken on one side. It sinks really low and really needs to be replaced. The front door is not lockable from the inside so I would be slightly concerned about how often the code is changed and whether previous guests could turn up at any time!

It fit our needs well, it’s very close to co op live so made it easy to walk to the concert. The host is very easy to get hold of and was super helpful with any issues. We could park right outside and the host made sure we were approved to park there.

The property did look slightly different than pictures, I’m guessing it’s being renovated. The master bed was sunk in on one side so we did stay in the other room. We were woke up at 6am but that’s not the fault of the host.
