Kaas Villas - Entire Two Bedroom Villa With Private Pool & Garden

Great proximity to the beach. Nice modern aesthetic. They also gave us a credit back of $75 for our stay to compensate for the WiFi not working initially when my partner had scheduled online client meetings that had to be canceled.

We reserved 2-bd villa with two king sized beds, but got one room with twin beds. There Some ongoing construction, and a freshly-used ash tray on the table in the living room. At $150 a night, we might have not been bothered, but at $400/night, we expected more.

Spacious apartment, all amenities for a family with a kid. Location in a quiet place though close to the key attraction points. We are staying in this place for the 2nd time and will come again

Sound of conditioners in bedrooms could be a little lower

Pradeep and his staff are lovely. The villa is extremely well located - super close to the beach and lots of restaurants and cafes. The villa itself is OK in terms of decor and facilites / amenities. The pool area is lovely.

For the price I paid - I was expecting a lot lot more. The villa itself has basic furnishings, absolutely nothing on the wall, the sofas are uncomfortable and not suitable for chilling for long periods. No AC downstairs meant it was pretty warm in the evenings. The bathrooms are terrible, no hooks, hot water lasts about 2 minutes, doors very creaky, handwash not functional and just really poor fittings.Additionally, the wifi was non existent upstairs. The breakfast is basic, and you're better off going to Betaz or Malkoha closeby. Whilst the staff are lovely, there is little initiative, they were always happy to do whatever we asked, but we always had to ask for things as opposed to them taking the initiative to proactively clean Ultimately I think this villa would have rated a lot better had I paid c $250 a night, but for 2x that come a lot higher expectations. Especially compared to other villa stays in Sri Lanka, which were cheaper but far better in terms of decor, furnishings, service and hospitality. All feedback was shared with the owner, the management team.

Вилла уютная и чистая. Вид с «крыши» замечательный. Птички, павлины на пальмах) Тихо и спокойно, вдали от шумных кафе и улиц - так мы и хотели провести свое свадебное путешествие. Большое количество кафе и магазины в пешей доступности. Администратор Pradeep организовал вкусный и разнообразный завтрак, также при любых вопросах всегда был на связи и помогал, если была необходимость. Спасибо! Будем советовать друзьям!

Lacked a few finishing touches

De lokatie! Tegenover het rustige Dikwella strand en op loopstand van het drukke Hiriketiya surf strand. Restaurantjes in de buurt (wel matige kwaliteit/service)

Ingesloten door bouwconstructies. De inrichting mag iets gezelliger! De prijs is echt te hoog voor Sri Lanka. (1000 euro voor 2 nachten!)

Das Haus hat uns gut gefallen, es ist sauber und die Aufteilung super. Der kleine Pool und der Garten waren das Highlight. Außerdem ist die Lage fantastisch: nur 50 m zum wundervollen Dikwalla Beach mit kleinen Strandbars und auch der lebhafte Hiriketiya Beach ist zu Fuß zu erreichen. Besonders zu erwähnen sind auch Pradeep und sein Team, die wirklich darauf bedacht sind, dass sie alles möglich machen! Wirklich außergewöhnlich.

Leider sind noch Baustellen um das Haus herum, dadurch gab es immer wieder Baulärm. Pradeep hat sich so gut es ging darum gekümmert, aber es stört die Ruhe. Außerdem war der High Season Preis über Weihnachten für das Haus etwas happig.

Прекрасная вилла, все фото и отзывы соответствуют действительности. Спальни, гостиная и кухня отлично оборудованы. На крыше терраса для наблюдением за закатами с захватывающим видом на океан. Пляж в 2х минутах ходьбы, замечательное место для купания, мягкий вход в воду, песчаный берег, есть кафе с лежаками. До серф спотов Херикетии и уютных ресторанов 15 минут ходьбы, рядом с виллой также есть где покушать. Pradeep оказал высокий уровень сервиса и поддержки 24/7. Хотела бы отметить уборку на вилле, редкость для Шри-Ланки, но убирались просто идеально, меняли полотенца, постельное белье. Мы остались очень довольны выбранным местом для остановки. Возле отеля стройка, но нам это никак не мешало наслаждаться отдыхом. Очень рекомендую!

We absolutely loved the property, it is modern, spacious, clean and has lovely beach views. We particularly loved the rooftop seating area which is perfect for sunset. We also loved the proximity to the beach, it is only a 2 mins walk….absolutely wonderful.

There is some construction next door which is a bit of an eye sore. The construction was not noisy but it is something to bare in mind.
