"If I could give it, minus I would"

Absolutely nothing!

Everything! On arrival the property is in a very small cul-de-sac where the cars are lined either side of the road (definitely illegal as you could not get a fire engine or ambulance down in an emergency) and we were very very concerned that the car might get bashed or even worse! On opening the gate to the property first thing we noticed was there was rubble rubbish everywhere on the drive, which if it had been cleaned up would fit visitors cars on brilliantly. To the side of the house and the back of the house from the conservatory there is an old bathroom with floorboards plastic bricks which apparently the new bathroom was fitted last September and the rubbish is still there. Entering the property, the kitchen is so tiny you would never fit two people in there comfortably to do their cooking/washing up/breakfast. The sitting room is non-existent so nowhere to sit and eat anything or have leisure time. The bedrooms are very tiny and hardwood floors which are not suitable for a baby/small child. The photographs obviously being Photoshop/wide angle lens used to make it look absolutely fantastic but in reality there is a junkyard on the outside and the inside is terribly small. Simon was okay with us, but we did not see the bathroom as he left us and went straight into the shower. We could not stay there even for one night and hastily made a retreat and booked somewhere else in Leeds for our stay. We had booked in for four nights but there was no way with our baby that we could stay there. We wouldn’t have stayed anyway without the baby as it was far too cramped.

"Worst experience I've ever had on Booking.com"

I’ve stayed at dozens of places booked through this platform, and unfortunately, this was by far the worst experience. When I arrived, it was raining and I tried to contact the host through both phone and messages via Booking, but received no response. I waited outside for over 30 minutes. The host saw me through the window but didn’t open the door, later claiming he was waiting for me to ring the bell — and said that if I hadn’t done so, I would’ve missed my check-in and had to pay a £50 late check-in fee. From the very beginning, the host was disrespectful and unfriendly. In hindsight, I should have expected this after receiving a long, overly strict and arrogantly worded message full of rules immediately after booking. Unfortunately, free cancellation was not available. After finally being let in, I was told I had to pay a deposit outside the Booking.com platform — via bank transfer — which I wasn’t informed about beforehand. This added risk and stress, especially given the host’s tone and all the invented rules. I felt uncomfortable throughout my stay and wouldn’t recommend this place to anyone.

"Avoid!"

We didn’t even stay in the end! We were taken round by Simon who is an okay guy, the place as soon as you entered is a cul-de-sac and cars are lined either side of the road (illegal as an ambulance or fire engine could not get down there if needs be) we felt That the car may be damaged and bashed around if it had been left in that area. Upon entering the drive (which if it was cleared of all the rubbish and debris would make a good parking area for visitors) we then went up a ramp and to the right outside was the previous bathroom And floorboards and plastic and junk which was apparently done last September but is still there now. The kitchen was very very tiny and as it is a shared house would not have been sufficient, and we were only allocated the first two shelves of the fridge! For adults and a baby this was just not enough, the sitting room was non-existent (but there is one on the photographs) and the photos of the property must’ve been taken with a wide angle lens as they were very very small and not as in the photos that we saw when we booked it. We could not see the bathroom as Simon said he was going to use the shower! We had a baby with us and there was nowhere that she could crawl around without getting Injured on any part of the flooring or indeed the rubbish in the property in the hallways. I had not seen the latest reviews until it was too late to cancel, I will certainly be looking to get a refund. We obviously can only comment what we saw, and it was not nice. We hastily made a retreat and booked somewhere else in Leeds. But definitely not recommend at all.
