Franky's Place, Residence in Roundhay, Leeds

Upon arrival i saw filth all around the patio and a family of beautiful rats lurking around making a living. I messaged the owner on booking.com to inform him of my ETA but no response and he made me wait outside his door for 10 minutes just to tell me he is not accommodating me or respecting my reservation. Absolutely disgusting behaviour.

Physically assaulted by the host. Pushed through a window. All because a simple request to cancel due to horrible hygiene at the place. Police had to be called.

I didn't get to stay because the host cancelled the room without informing me before I arrived.

When I arrived at 6.15pm there was no answer to the door or the host's phone. The host had previously been very insistent that I arrive before 7 pm when check-in ended. When I said that I could not guarantee to be there by 7pm he restated that was when check in ended. I asked if I could therefore cancel and be given a refund but he refused. I altered my arrangements in order to be there for 7pm but then he was uncontactable. Eventually another guest opened the door and rang him. He then rang me and apologised but said that there was no room for me and he had cancelled the booking. He had not informed me, or Booking.com. Booking.com customer service were helpful but they too were unable to contact him. I eventually found somewhere else to stay.

It was disgraceful, they didn’t tell us about the construction works inside the property so we left.

It’s a peaceful place to stay and a great place to unwind. An easy walk to shops and places to eat as well as being a good base for getting around. I like being able to get breakfast and also appreciate the bathroom and great shower and especially being welcomed by the pets.

Everything felt unsafe parking as only place to park was side of road on pavement room was not what we expected at all kitchen looked unclean bedroom not what we expected at all would not rate or recommend to anyone.

Simon and Lucy were very friendly and helpful, our room had it's own garden. The beds were very comfortable. The room was well lit. Simon ensured we parked our car on the property behind locking gates.

Would have been nice to know that they were in the middle of a refurbishment. Breakfast was self service, no breakfast room to eat comfortably. We had to take food back to our room, we only had an armchair and folding chair to sit on, there were 3 of us it was a Triple Room; it was too cold to eat in the garden. No fridge or TV in our room, no refreshment tray, no kettle if we wanted a hot drink before bed we had to go to the kitchen. The Free Parking was street parking, there was only 1 enclosed parking space available on the property of which we used.

The host was nice.

Did not get the room I paid for. Was put in attic. Sub standard room. Bed linen old and grubby looking with creased pillow cases. Socket between bed and wall when accessed revealed unclean floor also on back of headboard. Veluxe window, No view.. Bi fold door difficult to manage with just a hook on inside to keep closed and a padlock for outside when leaving. Did not feel safe and noise travelled. No suitable mirror for getting ready or chair to sit on.
