Franky's Place, Residence in Roundhay, Leeds

I liked everything. As soon as I arrived I was greeted by Simon ( owner/host ) he was very helpful and kind explained thoroughly where facilities are located. He also has 2 very well reserved pets 1 cat 1 dog, both very friendly and cute. Bed was cleaned and very comfy by the time I arrived. Toilet was in sparkling condition. Everything was perfect cannot complain. The owner, Simon, is a very helpful and kind person. I've had a few problems I needed help with, and Simon took the time out to help me and gave me the utmost respect and help, and I can never ever be more appreciative. Not only does he care about his guest, but he also cares about how their are doing and helps them out he's very well one of the best owners/ hosts I've ever met

There is absolutely nothing I can say about this everything was more then excellent I definitely cannot find better than this stay 10/10

I had a fantastic stay at Frankys Place, Simon is a very hospitable host and very helpful, I was new to Leeds at the time and he helped me out a lot with his local knowledge. Frankie the dog and Harry the cat also made the place for me as an animal lover very homely.. The room was comfortable and the breakfast selection was good. I wouldn't hesitate to stay here again!

I really don't have any complaints, good value for money

I was travelling from York, I was stranded, I made a booking around 19:50. I then arrived there with my partner around 20:40. The staff didn't allow me to enter. He said check in is between 15:00 - 20:00, but Hotels.com allowed to request your own check in. I them requested for a check in for 21:00 but the guy at Franklys didn't respond. He was not picking my calls when I arrived. He never picked up my call after I made a booking. My partner and I got so stranded. It was raining and the situation was bad. He would allow us to check in or pay a fare for late check in. We were left stranded. He would not even give us a refund. The guy is very rude. We didn't enter the property. Just be careful when booking here. Make sure you book way earlier to avoid being treated bad. There is no good parking around.

It didn’t feel like a typical place you would normally stay in but that’s what really made the property stand out. It was good value for money, in a decent area and Simon, Harry and Franky were all very friendly and welcoming!

I’m grateful to Simone for sending me away as I caught a glimpse at what was happening inside the house and I’d like to thank him for diverting me away from what other reviews would describe as a “disgusting night at his home”

I recently had an experience with Simone at this Airbnb that was less than ideal. Although I arrived 20 minutes past the check-in time, I understand the grift and will take it on the chin. However, I felt the response I received was not in line with the level of hospitality I expected. He slammed the door in my face twice and tried to push me down his stairs. Completely bizarre. I hope future guests have a smoother experience and that the host takes this feedback into consideration. This was not an empathetic & human approach, and a much more professional and courteous communication in the future. I spoke to numerous people on the street and they shared their pity and resent, familiar with the numerous strange things they’ve witnessed. Maybe I recognised Simone from that show.. neighbours from hell? Maybe I am still confused from this interaction. After the brief encounter I had at the door he tried to push me down the stone stairs and I stated stop touching me I am leaving - he has all this on camera. Doesn’t surprise me that apparently (again, just hearsay) you nearly threw somebody out of a window recently Simone? I was shocked to hear an elderly lady had been turned away due to being 5 minutes after check in just a few weeks ago, with heavy suitcases and I heard she had been verbally abused and assaulted! Leading her to cry in the street.
