Very friendly hosts, excellent breakfasts, good parking once you find it

The directions to the car park could be improved. The shower temperature did fluctuate during usage.

Lovely friendly hosts. Brought us a beautiful tray of tea outside (proper bone china) with a ginger slice from the local bakery!

This isn’t a complaint about the property or the lovely owners but the booking.com description says it has a bbq/ self catering facilities but the room they have with these facilities is not the room you get via booking.com we realised before we arrived and booked a pub to eat in. currently the Kings Arms in the village is closed for refurb and the Sun has stopped doing food. the result is it is hard to get a table in the remaining pubs to eat.

lovely, comfortable room. very clean and set in a beautiful location and a lovely garden that you could relax in! breakfast was really good quality ( and thick bacon!) The hosts were very friendly too! A wonderful 3 night break!

The bed and breakfast was located in Hawkeshead

The room was shabby, very basic with stains. The ensuite bathroom (a toilet and the tiniest of showers) was located in what was an old fitted wardrobe with a sliding door that made an awful noise when you opened and shut it. When you used the so called facilities you could not close the door for any privacy. We paid for a mountain view which did not exist - the room looked out over a driveway with several abandoned cars! The property was surrounded by dirty tables, with bags of soil and compost sat on them and weeds - it was more like a junkyard than a tea garden! When we were in the room we could hear the television in the room next door as stupidly it was on the same wall as our headboard! When we questioned the proprietor regarding the mountain view he muttered that all the rooms were the same, which did not answer the question. We left the property virtually as soon as we arrived absolutely disgusted.
