Modern 1 BDR City apartments by Belfast City Breaks

Location was excellent. Central to everything that we had to see or do.

Power had been turned off with fridge closed. I attempted to clean/wipe on three occasions but the smell, like a dead fish remained. They then had to come and turn the power on, so time for a cup of tea? No milk of any description provided but there was jam. Unfortunately this also could not be used, as there was no toaster. On the site I booked on, there was also no mention of steep flights of stairs.

Really clean, good location, cosy space

There were no sponges to clean dishes, there wasn’t hand soap or washing up liquid. We were told they would deliver the supplies in the morning but ended up waiting around until 4pm for it. We booked a 3 night stay, the cleaners arrived the first morning expecting us to have checked out already. The deposit took ages to get back and required numerous calls/reminders/emails, I ended up directly contacting Booking.com in the end for the deposit to get sent back to me.

The accommodation overall is good, clean, and comfortable. The only thing missing is a coffee machine. The main issue is a massive construction site right in front of the property, which creates deafening noise all day from 8am onwards. It’s impossible to feel comfortable in the accommodation with all the noise. Given the scale of the construction, it’s likely to last for years.

Unfortunately, my bad experience wasn’t exactly with the accommodation itself, but with the poor management by those responsible for it. One of the check-in requirements was to pay an additional fee in advance — a so-called damage deposit of £100. Without making this payment, I wouldn’t receive the instructions to access the accommodation. They promised to return the deposit within 7 days after check-out. I made the payment on 22/03/25, checked out on 28/03/25, and had to call and send numerous messages to Mr Kevin in order to get my deposit back, as it seemed they had no intention of returning the money. So my suggestion is: avoid accommodations that require advance payment of any kind — in the end, you may waste a lot of time trying to get your money back.

The initial apartment was disappointing but we were moved to a larger apartment which was good. Plenty of space, very clean, good shower, comfortable bed. Everything you need in the apartment. Bus stop at the end of the road to the city centre.

Some information about the area and apartment would have been good. Bus routes, takeaways etc.

They sent the deposit to the wrong person. We left the property on 31st of March and received the deposit back on 22nd of April, after multiple attempts. Unresponsive, they always take ages to reply, very rude as well, not even acknowledging their mistake. They sent us a screenshot with someone else’s private information on it. Took 3 more messages for them to realise they did in fact not send us our money. The apartment was not clean, we had to scrub all the plates and cutlery we wanted to use, it was caked with old food. Wifi was horrendous, almost impossible to connect and watch a movie. No table or chairs to enjoy your meals. They send the cleaner a day early and we got woken up, she was trying to get us to leave. Again, no apologies from the owners. The people in the apartment below us were partying all weekend, slamming the door, shouting and smoking weed - all the smell came into the apartment we stayed in.
