Great location - walking distance to some lovely beaches and New Quay harbour. Clean and well equipped. Fantastic shower. Lovely little touches, such as the chalk boards with beach suggestions and postcodes - that was great!

Noise from upstairs - tv, shower, general thudding around until gone 11.30pm. Strict rules about dogs, which weren’t given until after I’d booked and paid (not allowed on bed or sofa, and must feed outside, but no shelter or enclosed space for this). Multiple cats outside and lots of activity, noise, right outside the annexe. No views, as the windows are all covered. However, I had read about some of this in the reviews, so my expectations were low and that’s why I haven’t reflected this in the overall rating. The good points outweigh the bad ones 😉

Lovely modern and very clean place to stay .very close to the beach and a short walk to the town

The only part not clear was that the bed was a pull down from the wall,but the bed was very comfy so was not a issue

Spotlessly clean, nice bathroom with excellent shower, comfortable bed, good location

Description said "bedroom and a living room" but they are the same room so space was very limited. The bed is orientated so the person against the wall cannot easily get out of bed. Check-out by 9:30 was not very convenient for us. The small amount of coffee provided was all in a solid lump.

A great place to relax. Close to the sea. Lots of places to visit.

The Annex is great. It's a bit tight for two adults and a 13-year-old child. What I disliked most was the lack of privacy and space to relax. You can't open the door because people are constantly walking around and there are a lot of cars coming and going.
