The Brookhouse. Cheerful tiny house with Seaview.

Very clean and modern but TINY I think they were over generous in their description as a smll home . it was a STUDIO - = all one room with a minute bathroom.

At no point in the Booking .com description did it mention that access to the studio was down several outdoor steps which, since it was raining when we got there, meant we had to carry our bags a distance from the parking bay on the driveway ( another thing not mentioned) Note to other future guests this is not the place to stay if you have any leg, back , walking or disability issues as the access is not easy. No breakfast was included and the equipment was limited but adequate. Very clean and modern but TINY I think they were over generous in their description as a small home. it was a STUDIO = all one room with a minute bathroom. Sadly no coffee machine and no indication on booking whether there was a coffee plunger or not (there was but we had no coffee with us) and shampoo. For a self-catering studio with limited cooking facilities there was also no microwave so the only option was to use the oven as to use one of the two induction rings would have resulted in the whole room being filled with cooking smells and having to sleep with the smell. No added extras or welcome pack at all. A leaflet in the bathroom telling us about the body wash and shampoo but it was nowhere to be seen. A strict "no animals" rule was on the instruction leaflet and yet we were stalked by a cat that sat outside the sliding doors for hours meowing. It had obviously had been fed by previous guests or belonged to the owners. We could not open our windows more than a crack as the cat got in on more than one occasion. Good job we weren't allergic. There was minute sea view (a small triangle ) as mentioned in the advertising , which could be seen when standing up inside by the large windows and outside on the deck. BUT as soon as we sat down outside the only view we had was of the Japanese knot weed and overgrown weeds and foliage that completely surrounded the deck and our views. It looked as if no one had cut back or managed the overgrowth for a long time.

Comfy bed, excellent shower, pretty good location, walking distance to Larkstone Cove for a morning dip and a couple of lovely places to eat. The lime kiln Cafe and bar being excellent for breakfast and dinner.

The house is very close to the main road into Ilfracombe so is pretty noisy, especially in the morning. The house was clean everywhere except the kitchen cupboards and drawers which were marked with greasy fingerprints everywhere.

The house was just what we needed, a lovely view and not too far from the town. Nice and clean and compact. Lovely.

The only gripe was that there was only a little storage, not too bad if you don't pack too much like we do.

The Brookhouse is perfect for a long weekend away. Amazing views, comfortable bed, super clear shower. Parking was great. They have left us some treats, even milk for tea. There is a lovely put just 2 mins walking from the house. Definitely recommend and we’ll be back.

The photos did not do the property justice! We were pleasantly surprised with how spacious the property and it's balcony/terrace area was. The property was clearly very new and built to a high standard especially the kitchen! The kitchen was fully equipt with all the utensils you could need to cook a full meal. The hosts had left us scones, clotted cream and jam which was a lovely touch to our weekend. The TV worked really well and had lots of channels and Netflix. The bathroom was clean and the shower was powerful - something which i'm quite fussy about. Check in and out was extremely streamlined with photos of where to park and how to access the property sent to us beforehand which always helps as you can get to enjoying your stay straight away. We visited Woolacombe beach which was a 10 minute drive away and was gorgeous, highly recommend.

The property asked you to recycle which we were more than happy to do but it would be useful to have a second bin for the recycling.
