Nice location. Straight forward run to York. Nice log cabin . Lovely site .Just needs a bit of attention to given to bring it up to scratch.

It needs a good spring clean cobwebs in bedroom and sheets in the settee were dirty and not usable. The kitchen chairs are about to collapse the legs are breaking. The heating doesn't work tried 4 a while to get it on it was very cold in there . The bathroom plumbing needs attention.

"Lovely home from home however Please have the heating system checked over"

Lovely peaceful location, the property is very modern and spacious, super cosy. Tracy who lives on site is happy to help with any issues or requests you may have, nothing seems too much trouble she’s lovely. Would absolutely return we were lucky to get a bit of sunshine and it was fab to sit out with a glass of wine listening to the birds. The hot tub was perfect on arrival and we were able to use it same day. Just a note to potential guests as a security deposit of £200 is required before check in which was to be sent to a bank account. I was extremely wary about this (fear of scammers) however booking.com reassured me it was all legitimate and not a problem. This was received back to me same day of check out. No issues whatsoever regarding sending or receiving my deposit back which was fantastic. Always a quick response to any messages sent.

There wasn’t much to dislike but I do feel the need to mention about the heating to any potential guests. It is extremely temperamental and on cool evenings especially after a hot tub you will want it on as the property is so big and open. We must’ve spent so much time trying to get the thermostat to connect to the boiler with no Joy. Would absolutely advise the owners to get this investigated as it is a nightmare and a lot of messing around. The garden is looking in need of a spring spruce and a lick of stain on the decking, it does let the outdoor area down a bit especially the curtains around the tub. Also be mindful of neighbouring homes, we were sat out having a chat and a glass of wine and listening to smooth radio as background noise on our tiny speaker around 5pm, it was not on loud at all however we were asked to ‘’chill with the beats” which did make us feel a bit uncomfortable as we were not out to upset neighbouring properties. We are just a couple who were enjoying a bit of evening sun we were not noisy in the slightest.

"Lovely stay! Just room for improvement."

We stopped here over New Years and really did have a wonderful time. The owners were really nice and quick to respond to any messages. A security deposit fee is required, however this was returned promptly after our stay. The lodge itself is nicely decorated, clean, comfortable and easy to access as directions/instructions were very detailed. The hot-tub was brilliant, sadly not warm enough for our first night (this was informed to us though and it was -2, it did make it to 35 degrees by around 9pm) no complaints, price you pay for fresh clean water. Very comfy beds, TVs both in the living room and main bedroom. Wi-Fi is available with good speeds. Heating was very quick to warm up the lodge too. We did see some feedback reviews regarding the shower but thought it was OK and the bath was quick to fill. On arrival everything was really nicely presented with folded towels and it really was exceptionally clean. The area itself is very quiet and well maintained. Short drive away to some local places and not too far from Tykes/Griffon Forest which is our usual go-to place. There's also some local enclosed dog fields you can book via an app where the entire field is booked for you to let your dog run free, brilliant for us as our dog is not trained off the lead. Also not too far away from a local town for shops/food/drinks. We did get provided with a code for the barriers on the park but these were always open. Recycling/waste refuge is a short walk away which is handy. Really nice stay, thank you to the owners!

There wasn't anything we particularly disliked, however, there were some small niggly bits. For the price of the lodge, I do think these could be addressed easily and definitely would have made our stay better and want to return more! Main one: CCTV/Ring cameras are in operation, one on the front decking and one on the rear decking. This does not overlook the hot-tub but does cover the area from the rear doors so when going to and from the hot-tub, you are visible. We did flag this to the owners and they quickly replied and said we were free to cover the cameras if we wished, which was a very welcomed response and I thank them for this. We felt so much more relaxed instantly. On the last night though, the RING security system set off an alarm siren whilst we were in the hot-tub. This was incredibly loud, late at night and went on for a good 15 minutes, quite embarrassing. Since it was our last night in the hot-tub, we removed the covering over it and this fixed the problem - security protocol with RING to raise the alarm if the camera is covered, I'm not sure why it only happened on the last night. Fully advise to just disable the camera whilst guests are there for sure. Niggly bits: I loved the gas hob but the kitchen equipment is limited and very tired. The pans were quite rusty and flaking from scratches. Simple things like a can opener or measuring jug weren't available. All windows and glass doors had lovely curtains but the kitchen window (which overlooks part of the park) didn't have any coverings, just privacy strips. This did mean at night with the lights on you were visible to others on the park. The TVs aren't connected to any sort of aerial or Wi-Fi freeview. We took a fire stick after reading other reviews but just an FYI you will not be able to watch any live TV. They are smart TVs though and you can connect them to apps like YouTube, Netflix and so-on.

"Awful, do not book this if you're expecting any level of LUXURY"

Nothing, there is no TV because they don't have an aerial, so if you don't have netflix there is absolutely no TV, absolutely shocking! Even if you do have netflix it drops in and out constantly. The hot tub is not clean or private as they have a camera facing it to police it because you are not allowed in it after 10.30pm! Host is the rudest person i have ever booked a holiday with. Told her the TV had blown pixels to which she replied "it's been like that for a while but it isn't a problem" i said not if you're not the one watching it. Told her we couldn't work out how to use the TV, didn't know at that point there was no aerial. Patronising answer back then when i sent her a picture of the pixelated screen she said "Oh so you do know how to work the TV"! i told her she was rude to which she said "you're rude, i manage over 60 properties and have never been spoken to like you speak to me"! i fail to believe that and question who is letting her manage their properties. There is NOTHING LUXURY about this place it's tired and needs updated, the kitchen is really poorly equipped, no carving or bread knives, no dishwasher (basic for LUXURY), frying pan is unsafe as the handle is almost off, cutlery is cheap and nasty, 2 of the 4 dining room chairs are unusable as they are broken. Had to repair tap in kitchen because it suddenly started leaking severely. Bed in main bedroom is so uncomfortable, mattress has no integrity as it's so old, pillows and duvet couldn't be cheaper. We left 2 days early because my back ached so bad from the bad. The sofa is so uncomfortable, style over substance! Definitely not worth the money, there are other places on this lovely site NOT managed by this rude unhelpful woman. Booking.com have got a lot to answer for by allowing this to be called LUXURY, it is false advertising.

Also asked if we could get in early as my husband is diabetic and i need to refrigerate his medication, was told there is a £25 charge as they have to pay the cleaner to come earlier. Later found out that is a complete lie as the cleaner cleaned the property on Thursday and we arrived on Saturday!
