This property will not accommodate hen, stag or similar parties. Please inform The Cottages at Ivy Farm by Charles Alexander Short Stay in advance of your expected arrival time. You can use the Special Requests box when booking, or contact the property directly with the contact details provided in your confirmation. Guests are required to show a photo identification and credit card upon check-in. Please note that all Special Requests are subject to availability and additional charges may apply. Guests will receive a rental agreement which must be signed and returned to the property prior to arrival. If guests do not receive the agreement on time, they should contact the property management company at the number on the booking confirmation. Guests under the age of 18 can only check in with a parent or official guardian. A damage deposit of GBP 200 is required. The host charges this 7 days before arrival. This will be collected by credit card. You should be reimbursed within 7 days of check-out. Your deposit will be refunded in full via credit card, subject to an inspection of the property. HOT TUB (COTTAGE 2 ONLY) Please note that if we have had a same day changeover, with guests checking out on the morning of your arrival, the hot tub may not be quite up to full temperature on your arrival. This is due to the hot tub being completely emptied, cleaned and re-filled for your health and safety. A deposit may be required at the property.

Easy to park. Everything a short car ride. 2 bathrooms for ourselves and a friend. Big garden with outside seating if weather had been better.

Location brilliant. Beautiful cottage, done out very nice 😁 We thought it was a lovely place to stay.

The hot water took at least 20 minutes to come through which I know was explained in the information but I didn't expect it to be quite as long of a wait to come. The grass in the garden was so long our toddler couldn't play in it. One night some other guests were fighting so our toddler couldn't sleep but obviously that can't be helped and nothing to do with the owners just a bad situation when you have a child trying to sleep. Overall it was lovely though and we enjoyed our stay.

Lovely cottage and hot tub was amazing! Rooms all big and beds really comfy!

Not particularly catered for large groups - small under counter fridge with small freezer compartment (there is definitely space for a big fridge/freezer!). And no big pans etc for cooking! Aga looks lovely but would have been easier to work a normal oven/hob

A great location, lovely country views and very quiet but only 7 minutes to to Lytham st Anne’s and all the restaurants and facility’s The property was a great size, spotlessly clean and well equipped.

I’d actually love to rebook for 3 nights during summer (my kids had the best time) but I can’t find cottage 2 available online and wondered if I could book direct with the host? Rather than using a third party site?
