Comfy beds, bathroom was clean and the hosts were super kind and lovely. I arrived at 10pm and was greeted with nothing but kind hospitality. Due to my stay being for a friend’s wedding and me thoroughly enjoying myself at said wedding - I may have missed the 11am checkout but the hosts were really kind and empathetic to my hungover self!

The bedroom could’ve done with a full length mirror BUT there was one in the corridor so not the end of the world

It is a shame that breakfast isn’t included as the rate isn’t cheap, and the local Starbucks is pretty poor food wise although there are other options if you know the area well (which I do). We did know in advance about there being no breakfast too so had time to make arrangements. The room was beautifully clean and the beds well made up but no fan on a very hot night and I took the duvet covers off myself to meet our needs in the weather. A blackout blind under the curtains would have been useful as it was very light until very late and my little boy in particular struggled to get off to sleep. Also, double glazing would be a good idea as it’s on a busy main room. Really clean and nicely decorated but the building itself feels a bit dingy and in need of a refurb and some TLC. This is all just feedback though - it was adequate for our expectations.

The location was fab for Roundhay park which is beautiful. 5 min walk to shops and restaurants. Tea & coffee provided too in the room plus a small fridge .

It was perfect for what I wanted as I was meeting friends after 34 years and the pub was just a 10 min walk 👍
