Avoid this property at all costs. I cannot stress this enough: do not stay here. This was one of the worst living experiences I've ever had, and I’ve lived in Washington, DC for over 15 years. The place is not just dirty—it’s downright disgusting. The unit was visibly filthy upon arrival, with stained floors, grimy surfaces, and a musty odor that never went away. It looked like it hadn’t been properly cleaned or maintained in years. Dust, mold, and signs of neglect were everywhere. It was clear from day one that cleanliness and upkeep are not priorities for whoever manages this property. The location is equally terrible—situated in a rough, unsafe, and poorly maintained part of town. I never felt secure walking in or out of the building, especially at night. The streets are full of potholes, garbage, and broken glass. There’s constant noise from cars blasting music, people shouting at all hours, and neighbors who have zero respect for anyone else’s peace and quiet. You’ll hear loud arguments, parties, and even the occasional fight right outside your window. It’s not just uncomfortable—it’s disturbing and stressful. There is a strong smell of cigarette smoke that seeps through the vents and walls, making it impossible to avoid even if you don’t smoke. If you have allergies, asthma, or just basic concern for your health, this place is a nightmare. And don't expect management to do anything about it—they are either completely apathetic or totally absent. Speaking of management, the check-in and move-in procedures are some of the worst I’ve ever encountered. The policies are unnecessarily strict, confusing, and inflexible. It felt like they were actively trying to make everything as difficult and unpleasant as possible. There is zero hospitality, zero communication, and zero effort to accommodate even the most basic requests. Every step of the process—from picking up keys to accessing the building—was a headache.

The location was perfect as my son & family live on Buchanan St & I could just cross Allison & go through the alley to their garage! The apartment itself is very nice with minimal appointments. I felt very safe. NB: I know this area very well as during COVID in 2020, I lived with my family, taking care of my granddaughter. I remember this building being constructed.

As the apartment faces Georgia Ave, it gets a lot of traffic noise. It wasn't too bothersome, just an observation. The neighbors above were very noisy in the evening hours, between 8 & 10:30. It sounded like they were playing with their dog. The dog was racing around the floor. Some observations: 1. It would be nice to have more lamps in the bedroom & living area. 2. It would be nice to have 2 ply toilet paper. The paper towels were great, but the tp a bit thin!😉 3. PLEASE PROVIDE A HAIR DRYER!! That was very disappointing to not have one. 4. In your listing, please note the metal stairways & that there is not an elevator. I'm not ancient but it would've been a good thing to know.
