Excellent communications via text messages. I'd read that it was Continental breakfast only, but there was also a novel cooked alternative. Very good soundproofing - I didn't even hear my grandson when he woke in the night. In all, better than I'd expected and ideal for an overnight stay.

The close proximity of the communal yard/car park outside, but I appreciate there's nothing one can do about that. However, it was very quiet whilst we were there.
