If you choose not to provide your ID before arrival, you may not use the online self check-in. A check in fee of GBP 25 will apply. To ensure the safety, security, and registration of all guests, an insurance fee is required of GBP 5.97 per guest. This nonrefundable fee is for the pre-authorization on the card provided prior to the check in, covering any incidental charges, smoking violations detected or unsettled payments at check-out. Please note early check in or late check out are only possible at a surcharge. If you haven’t completed the online check in by 18:00PM costs GBP 25 to check in after 18:00PM. A surcharge fee of GBP 49 applies for arrivals after check-in hours. All requests for late arrival are subject to confirmation by the property. The property will only accommodate the number of guests specified in the booking confirmation. A surcharge of GBP 35 per person per night applies for each additional guest you wish to add to your reservation. Additional unregistered guests are not allowed at the property. Smoking anywhere on site or out of any window, or covering the fire alarm is strictly prohibited. Violating this policy will result in an additional fee of GBP 200. Your reservation will be immediately terminated and will remain nonrefundable. Quiet hours are between 22:00:00 and 07:00:00. Guests are required to show a photo identification and credit card upon check-in. Please note that all Special Requests are subject to availability and additional charges may apply. This property will not accommodate hen, stag or similar parties. Guests under the age of 18 can only check in with a parent or official guardian.Please inform of your expected arrival time in advance. You can use the Special Requests box when booking, or contact the property directly using the contact details in your confirmation. Terrible booking experience. So much so we had to give up on our stay altogether and book somewhere else instead. No question of refund with these cowboys, forget about it. As soon as they get hold of your money it's gone. Then they will start to look for more with their own obscure hidden fees. It's a borderline con, stay away.

Nothing do bot book here wrong apartment given and no arrangement to sort it and no hot water room is dark and dingy with mould in it

The owner lies but it is awful no hot water no equipment in apartment no toaster tv etc lime it says it has mould in all the rooms dark and dingy the garden is awful avoid booking at this at all costs you will be so upset the bloke who owns this is a con artist and then you try get a refund he doesn't care yet he knows about problems

"Traumatising."

This property was absolutely disgusting. AVOID AT ALL COSTS. Seriously believe the reviews this time. Not only was it unsanitary it was unsafe and not as advertised. Spoilt milk, broken windows, blood on walls, rubbish under carpet, stains on bed. It was absolutely DISGUSTING. It ruined our trip. Not even soap in the bathroom and tacky weird decor. Not only that but the hosts were incredibly rude and uncooperative, taking about 12 calls to get a simple confirmation and hanging up on us several times. Very unprofessional and don’t even know what a booking reference is! Currently in the process of trying to get a refund for this atrocity of a hotel because i would not pay a penny to stay there. I do not expect them to cooperate. Please avoid. Cheap isn’t always better. Very unclean.

Impossible to stay here, we had to leave soon after check in. Room was not cleaned or made after last guests. Booking.com will try to avoid refunding regardless of whether you were able to stay. AVOID AT ALL COSTS!

"Worst property"

I booked the property for two two family.but we can't stay there. The picture on the website is entirely different than the original space.Not suitable for staying in human beings.bad smell and not clean .This is not a double room property,just a separation between two areas and its have no doors.I fully paid the amount for booking the property, after I got message, "there is no reception so paid extra money for identity verification(per person 5.97 pound)". I lost the money.

I am not suggesting this property.
