Good location

Hot water runs out very quick

The beds were super comfortable! included a blanket and a heated mattress for the colder days/night. The included breakfast was amazing!! so fresh and a lot to offer. The location was good though it was around 20min walk to main Sapa town and restaurant - but we enjoyed the walk as we got to explore the town more.

The bathroom was quite basic and hot water was unreliable - it was either extremely hot and cold and most of the time run out with 5-10mins. But this didn’t affect our stay too much!

The room was ok with enough space to store luggage and a wardrobe. Cleanliness wasn't perfect and we had one or two insects come in, but I think it is normal for the conditions. Our 'balcony' was actually the shared walkway to each of the rooms, so noisy at times and limited options to open the curtains or windows or sit outside. The breakfast was not so elaborate but ok for our short stay. Views from the upper seating area were great, if it is not foggy and warm enough to sit there. Location was good, walk uphill from the main street was short.

A big minus point for the insufficient heating in the room. The advertised heated bedcover was nice for the evening but cannot warm you up enough when the room is cold and moreover, you wouldn't want to have to stay in bed all the time. We noticed that generally the houses in Sapa are not heated and I understand the difficulty. However, one could maybe insulate the rooms better so they retain the heat, as we were actually given an electric heater upon request but it couldn't do much even after staying on the whole day and night. So, all in all, probably a great place in the warm season (they also have a nice small pool) but I would consider twice in cold weather.
