Taxi ride away from most things in Kyoto

The house is in Japanese traditional style, with a beautiful sitting room for rest and leisure time. The whole building is neatly setup, provide coffee machine, kitchen range and fridge, bath room is big and nice, divide dry and wet section, furnish high level toilet requisites like POLA and SHISEIDO, washing machine with dryer function, convenient for short stay traveller. Three bed room, 2 traditional 1 moden style, suite different requirement. My wife left her ring in the bath room the last evening before leaving, only realize till we reach Tokyo the next day noon, we called the hotel and write them email request for help, they find it and post it to our hotel in Tokyo, very friendly and efficient response.

Front desk staff should be more knowledgeable, and amenities should be well stocked for the length of our stay. Would have given exceptional rating if not for the above shortcomings.

The house was very well-kept and beautiful. The common areas are comfortable and clean.

There are no blinds in all the bedrooms, it gets very bright in the morning which disrupt our sleep. The house is not sound-proof at all, the rooms upstairs are not separated by solid walls. Also, we were not aware that there is construction directly across the road, which is very noisy especially early in the morning. We didn't get good sleep at all for the whole duration of our stay because of the light and noise.

The property itself is immaculate, the reception team were a great help in moving our luggage on our behalf! the beds are really comfy and I would thoroughly recommend for a family stay.

The breakfast was overpriced and not of the quality I would expect for the price paid - I would suggest avoiding and grabbing something local instead! Small detail, but we were a family of five staying and there were insufficient refreshments (coffee/ tea) provided for us all to have one on even one morning.

Thé bathroom is very nice and the location is good. Taking taxi to most of the sight-seeing areas didn’t cost much. We informed we could not sleep because of the poor sound-proofing and the necessities were not enough for all of the guests staying. The staff responded swiftly though the problems cannot be solved. At least the staff tried to do some remedial measures.

Thé sound proof is terrible. The roof basically acts like a "loudspeaker" so any sound in one bedroom on the second floor will be attenuated and people in the other room will hear clearly. When people walk on the ground floor especially wearing the clogs provided, people in the whole house can hear. Therefore it is very difficult for us to sleep. Thé house will be nice to accommodate less than 4 people. But we had 7 people. If I had been aware of such a condition, I would not have booked this house. And I think it is the responsibility of the hotel as they should NOT let so many people to stay there. The facilities just cannot fit for more than 4 people.

Very clean and comfortable property with a large bathroom. The washing machine was efficient and easy to use. The property was well appointed with handy items and plenty of cutlery, plates and glasses. Well located to the train station. Really comfortable for a family of 4.

The only thing I would add would be a frying pan in the kitchen for breakfast, plus a toaster for western guests!
