Single room with beautiful garden

I really appreciated how clean and tidy things were! From the room to the breakfast, everything was set out with care :) Owners really made the experience! Super helpful and willing to have a chat in the morning.

It was a great pleasure to stay at this cozy home. I was there for three nights and it was the best part of the trip. The atmosphere is very friendly, Karen is a really great host and you feel this warm home atmosphere. Also, Karen makes one of the best scrambles that I have try! Strongly recommend booking this variant. P.S. Their dog is so cute and friendly, I love him so much!

I didn't want to go back 🙃

The breakfast was delicious and home-cooked fresh every morning. Tea and coffee were always offered and available in the bedroom, an amenity I truly appreciated. I was also invited to partake in other meals, which were scrumptious—Karen is a natural chef! The single bed and lovely covers were most comfy. The updated bathroom is beautifully designed with modern features, including a sizeable round-lit mirror and a classy shower area. The location is conveniently near the “16” bus stop, which I took daily. The bus arrives every 5-10 minutes and takes you directly into the heart of Edinburgh. Returning buses run just as frequently. Above all, from the moment I arrived at their doorstep, I felt kindness, care, open arms, and the hearts of Karen and her husband, John. My birthday occurred while I was staying with Karen, and I woke to find banners of Happy Birthday throughout the house. In addition, she prepared a lovely birthday cake. In so many ways, Karen considered my comfort and happiness her priority. I look forward to staying again at Karen’s B&B in the coming year while visiting my son, who is earning a Master's degree in Scotland.

I wish I could have stayed with Karen and John in Scotland for at least another week ~

I admire the hospitality and dedication of Karen & John towards the guests. They are wonderful people and offered me extreme comfort in their presence. The house is lovely and my personal favourite is Tobby. Best wishes!! I would highly recommend the stay and would love to visit again soon.

Karen and John were so lovely and welcoming. They were very thoughtful and kindly accommodated my request for early breakfasts. The breakfasts every morning were delicious and filling. The bed was very soft and comfortable and the bathroom included an amazing and spotless shower

The host was very accomodating and delightful. I was able to drop off my luggage early so I could explore the city. It was close to a bus stop, very convenient.

Karen and George are wonderful and it was like a home away home. They were really kind and supportive and looked after me with lots of love. I was lucky enough to enjoy a nice meal with them and it was very delicious. Toby was a nice four leg friend and I would miss him. Thank you very much to both of you❤️
