Location excellent Check in and out v easy.very homely left wine milk tea coffee sugar very kind.

Only 1 key.Stairs very steep and needs to be mentioned before booking.Not an issue for us.

Lovely and fun decor, comfortable spaces and great bedrooms. Good location to explore Rye.

Parking situation and noisy road

Location was superb. Milk and wine on arrival was a nice touch We were lucky enough to be able to park outside the property but there are reasonably priced car parks not too far away

Wasn't aware the second bedroom was up a fairly narrow, steep set of stairs - not too big an issue for us but anyone with mobility issues may have struggled.

Neap tide was in the perfect location for visiting Rye, just a 5 minute walk into the centre.

Located centrally, Neap Tide is perfect for exploring Rye and Rye Harbour. It is also close to the Reailway Station and this makes it very convenient. The flat is beautiful and the landlords provided tea, milk etc. There were many small details that we loved. The beds are nice and we just loved staying there.

Right outside the bedrooms is Winchelsea Rd (A259) and there is the train on the other side. While it is mostly okay during the night, the noise level can be disturbing. Some parts of the flat were a bit dusty.

The hosts left a thoughtful welcome pack, which included tea, coffee, milk and wine, as well as some ice in the freezer. The location was very convenient - just a short walk into Rye center, which is a fascinating and quirky town. There are lots of lovely places to visit (Rye heritage center, Rye castle, tower on the church) and a fantastic selection of restaurants. You need to check opening hours, as most shops and restaurants are independent stores and have their own trading days/ hours.

The property was on a fairly busy road, and the traffic noise was a bit of a bother when the windows were not closed. (The double glazing helped a lot!). We had hoped to spend family time together in the lounge, but this was not to be. There was very little comfortable seating with back support (I have had some issues with my back). The dining table was very large, but only had 2 benches to sit on, and the sofa had lots of back cushions, but they moved about and did not provide any comfortable back support.
