Kauai Beach Villas

STAY AWAY! Unless you have a time share and you have to use your points and this is the ONLY place available, do not spend your money on this place, it is literally falling apart. The bad unfortunately outweighs the good. The GOOD: Location, Location Location! It is located on a beautiful beach, you can walk for miles. The grounds are beautiful, very well maintained, tropical plants and flowers with beautiful lagoons. It is directly adjacent to the Outrigger, which you do have access to use the Outriggers pools, workout room, restaurants, etc. We did not take advantage of that since we were gone from the property most of the time, but the pools/hot tubs there were very beautiful and ocean front. Our room was a 2 bedroom, 2 bath, very spacious on the top floor, partial ocean view. The view was nice, looking over the lagoons to the ocean. The front Lanai was spacious, (but falling apart). The kitchen had everything you might need if you wanted to cook. We saw no roaches during our 5 nights. The unit was fairly clean (surface clean). Washer and dryer worked well. Beds were comfortable. The showers had good hot water and water pressure was good. The BAD: The building are literally falling apart. The 2 bedrooms had lanais, but the sliding doors were locked so you could not use them. The windows would not open, the interior walls had drywall repairs that looked horrible, as if still needing repaired. Baseboards were haphazardly replaced in the repaired wall area's and not matched at all to what was already there. DIRTY carpet and cushions on the worn out couch. Air returns filthy. Steps going up to the unit look like blood was splattered on them, but it was just the red paint that was peeling off the broken concrete. The concrete on the lanais is broken, cracked and falling apart. Off our lanai towards the ocean, the 2 ocean front buildings have hazard fencing around them, warnings signs for danger area and do not enter, but in those buildings there were actually some people LIVING there. Those units had the most damage. And outside one of those units, when we were on a peaceful walk, listening to the roosters and the ocean, we saw a humongous pile of human excrement. NO JOKE. Oh, and while we were here, one of the ground floor units close to the office was broken into. We traveled with good friends that used their time share exchange points, they had never stayed at this resort and they were mortified. Thankfully after 5 days we went to the Kauai Coast Resort Beach Boy. Did we have a good time? YES, there is no way not to in Kauai. We really enjoyed the access to the beach and the outside grounds, but this resort is not the place to spend your money. Wyndham needs to do better. Kauai Beach Villa's truly needs a total renovation.

Close to the airport. Easy access. Friendly customer service. Loved having a W/D in unit. We'll book here again.

Great location and comfortable accommodations.

Our villa looked nothing like the photos we saw online…ours looked blah and dated…I was a little disappointed when we first walked in but it turned out to be very clean and comfortable. We enjoyed staying there.

Staff was very friendly. Location was great right in the middle of everything. Utilized we’re well maintained.

Our stay was lovely, the grounds are really well kept, the access to Outrigger pools and restaurants is a bonus. The unit was spacious and well laid out with all the required amenities, although slightly dated and the rugs are really dirty. The staff was great and helpful with suggestions. Beware the roosters wake you up anywhere between 3 - 6 am. You will need a rental car to go anywhere,

Nice location but the rooms are so dated and ugly. The pull out couch was terrible to sleep on . It felt like you were just sleeping on the springs because it's so old. The rooms had rust all over the place. Would not recommend . The hotel where you share the pool was much better . I think it's called the outrigger. Wish I stayed there instead.

YUCK! Do not stay here!! This place needs to be torn down and rebuilt. The property is not maintained well. Rusty, paint peeling, damp, dirty, and the smell! OMG you walk in and the musty, mildew, dead animal in the wall smell is awful. Tried to air it out by opening slider and windows, it didn’t help. AC also gives off a smell like they have never changed the filters. Tiny pool. The nicest thing I can say is that it is a good location and the staff were nice. Rating ZERO! Really, I got home and got sick, probably because of breathing moldy air for a week. Wyndham should be ashamed of this property, it is not worthy of a silver crown.
