The location was on Royal Mile at the Holyrood end and was an exceptionally busy road which while expected the windows were not double glazed and so it was incredibly noisy, more so when it rained. There are six flights of concrete stairs to the apartment and the stairwell and entrance were very dirty.

The property did not indicate that it was 6 flights of concrete stairs to the third floor, with no lift. We arrived after a long journey so had more than an overnight or hand luggage which we had to haul up the stairs. Nowhere when we booked did they make it clear that is was six flights of stairs to the third floor. The entrance and stairwell were filthy with dust and grime. The apartment had two rooms, one with two single beds so small you could not keep any luggage in the room and no hanging facilities. The main bedroom wardrobe sliding doors did not open, appeared to be broken, so we could not hang clothes or our coats anywhere in the apartment. The beds were clean but bouncy, and the pillows had slips but no inner covers. There were no towel rails in the bathroom and no hooks anywhere to hang them after showering. The shower was good, thankfully. The floor beds creaked so badly that it was impossible not to wake others if you had to go to the bathroom in the night. The windows are not double glazed so depending on traffic and rain, the noise outside was not muffled. We did not use the kitchen, even though we stayed four nights. The teabags were brown and looked like they had been there a very long time, maybe years. The outlooks were great but this is not an apartment you can enjoy. There is not enough lounge capacity for more than two people and the hanging chair in the lounge room was not functional and the rattan was broken. Not a place you could relax. Note, the light in the stairwell shines all night through the glass panel in the front door.

We did have a bit of a problem with getting the information for getting into the property. Issue with email. But the agent did get it sorted and was very apologetic.

The location was great. Everything on the door step. The only slight issue with the property was the entrance. It was a little dark. The property overall was good. Living and bedroom good. However the bathroom and kitchen could do with a bit of an update. But it was clean. Some of the kitchen equipment could do with being replaced. Just little things.

The location was good and relatively close to where we went in the Old Town, and reasonably good value for Edinburgh. Close to a car park too.

The entrance and stairway were not nice, very creepy, even when there were four of us, it felt like walking into a multi storey car park. The single beds were uncomfortable, the kitchen hob did not work, there was a rug in the living room in front of the patio door that was a bit of a trip hazard. There weren't very many plug for phones, for example the ones in the double bedroom were used by the lamps so we had to plug phones in the hall. The mirrors in the twin bedroom were positioned too high to see your face. I think overall the place is a bit tired. The decoration was fresh but some of the fixtures have not been thought through very well. The furniture seemed like it had seen better days in general. I guess I expected a bit more luxury from the photos but it wasn't that luxurious in reality. However it was good value for us as we split the cost 4 ways.

This apartment is in the perfect location just at the bottom of The Royal Mile close to Holyrood House. Views from the property are stunning. A very comfortable well equipped apartment with no negstives for us. To access the property you have to climb around 6 flughts of steps, this was fine for us but could be an isdue if you have mobility issues.
