Most Everything. I was in room 3, located on the backside of the courtyard furthest away from the street entry. It has a king and a full bed. The mattress was comfortable and supportive. The room had a small kitchenette with a minimum of utensils but adequate for limited cooking on a two burner plug in stovetop and a small refrigerator and microwave. The bathroom is large enough and good shower with very hot water if you want it. The property management team was very helpful, responsive and timely and went out of their way to accomodate my early arrival. The privacy and safety is good. This is a basic room, but quite comfortable by my standards and met my expectations. It is a good value. I have traveled the world, and need a safety, privacy to come and go as I please, a good to very good bed and a quiet AC that works well (this AC is an inverter). The NETFLIX was fully operational and the WiFi was reliable and the speeds adequate for mail and FaceTime and WhatsApp video chats and calls without degradation. The location is an easy walk to supermarkets, restaurants, laundry services, fruit vendors and 4 blocks to playa Coco, straight down CTM street which is a main thoroughfare. Playa Coco has many of the dive boats. I used Reef scuba.

Not the fault of the property, but it is located directly on Avenida 20 which a very busy avenue, so road noise must be expected and can be quite intrusive and loud at busy times of the day, but quiets down usually by 7-9 pm for the time I was here. Also in Mexico one must accept that noise pollution from screaming to loud music to barking dogs (no roosters thank God) is the norm and not the exception. It is located maybe 100 meters from a soccer field and people scream and cheer at all hours. For me it was tolerable with foam earplugs. Without plugs it was a nuisance and disturbing. If you had background music, or play the TV then the street noise is largely negated.

Privacy, and this studio room was basic but with a good bed (firm) and stated amenities. Cools down quickly and a couch to lounge on comfortably. Can support the barest of cooking but eat out.

The mattress had a lump on one side, maybe a harder one would have been more comfortable. The area didn’t seem completely safe but we didn’t have issues.

The place was infested with mosquitoes - we had to buy a product ( we were answered that it was the season but it was the first place in our entire trip where that happened ). We could not cook - There was no hot water and we had no idea that we were directly on the street - so there was noises and it was very dark.
