Really great to see property coming back to life after getting hit hard by hurricane Ian a few years ago. The room I stayed in was brand new and very nice. Staff was polite, responsive, and helpful. Great pool area with plenty of seating, drink/food service at your chairs, and the kids loved the water slide. The hibachi restaurant on property was a lot of fun as well.

I don’t use to review, but I must this time. Elevator won’t work, loud noises, facilities basically under construction, room are nice but a little dirty, hairs in bathrooms, some pools closed, they shouldn’t open until they finish, it’s a total scam for the price you pay and what you get.

"Wait until the whole property is not a building site!!!"

6.0

We had tried to get here twice before and had been prevented by hurricane and covid. Finally arrived early March and were disappointed due to the amount of work that is still going on and the impact that it had on our stay. Check in was fine but once you have done that, the only way to contact them is to go there or phone (expensive on an international mobile) and it is a big property, and there are no phones in the rooms. Same problem with booking the Japanese restuarant, which you cannot do in person, we did call, left a message and they could not call us back because it was an international call!!! Rooms are okay but very bland and i would guess that half of them are still not finished and all of the pools other that the main one were not open. Walking around was a bit like being on a building site and i fell over at the bottom of the slope up to reception where the lighting was not good enough. We were given free breakfast vouchers and a $30 credit for the meals but that was not enough for the inconvenience of the state of the whole property! The main pool and beach are fine. the Japanese restuarant was great fun and the other restuarant and bar were okay, where the best thing was Andre behind the bar. The Tikki bar was good but on our last night all the restuarants were closed! Fortunately we found that out ourselves, by asking. there was nothing from the hotel to let us know!!! This may be them saving money as all the rooms were not occupied but it is not acceptable from a place that charges over $800 a night for a basic room. Overall, what should have been the highlight of our two weeks in Florida, was a let down and i would strongly recommend that you only go there when the hotel is fully up to speed.

Although there were a few hiccups (ongoing construction), the hotel staff and management did what they could to remedy each situation and provide added convenience for each minor inconvenience, which we appreciated:) The food was delicious, the beach was beautiful, and the heated pool was perfect ☀️

"Do NOT use South Seas Resort for your vacation rental."

2.0

The company that runs South Seas and Management in the Reservations Dept is deceptive, unreliable and totally unprofessional. We had a private beach home reserved from March 24-31, 2025. We received a phone call at 5:45 p.m. the night before we were to fly down to Captiva Island and told that the home was not available for our stay. This is after I called last week to confirm our reservation and was told we were all set for our stay. Then, the Manager tried to get us to stay in the Beach Villas (tacky hotel-like rooms in the lower end of the resort)--they were the only places available. He said that NONE of the beach homes were available, which I think is a lie. I have been going down to Captiva Island since 1976 and my parents owned a Beach Cottage for over 40 years in this resort, so I am very familiar with this place. Now, we had to cancel our flight and rental car--and trip--at the last minute. This unprofessional treatment is unacceptable. We will not be spending any of our money at this resort in the future. I would stay away from their deceptive practices--similar to a "bait & switch." Try Sunset Captiva or Tween Waters if you would like to enjoy the awesome island, but not do business with a shady company.

Resort was very clean. Staff were very friendly. Received $180.00 food/ service credit on arrival because some of the resort areas are under renovation because of the Hurricane last fall. My room was so nice and the bed was luxurious. Beach was beautiful!!!

"Great Experience with My Kids/Grandkids!!"

10.0

We stayed at Sundial over President's weekend with my kids and grandkids. We rented through Sundial which is a little more expensive than VRBO, but we had access to the pool (kids loved the slide), and breakfast was included which was a well-supplied buffet including omlette station. The no see ums were pesty, and the best spray we found was at Tuttles at the Lighthouse East end of the Island. Overall a great experience and wonderful to see the Island coming back. Many restaurants were booked, and our favorites were Cielo, Mug Bugs, Wickies, Tutti Pazzi, Grandma Dots and Magic School Bus for Ice Cream!

Inside are great. These condos on the west side should not be open for business. First-The construction workers parking next to you personal vehicle and using power equipment. 2nd we had no hot water, spent most of the morning changing rooms twice. The first night of dining we were sat at a table with people we didn’t know and very loud and attire was not observed. 3rd, my credit card was charged by Expedia and also by the resort, two times. I will be reporting that to my banking instruction. We wanted to make a reservation for the on-site spa for pedicure and the desk said that were not needed. So upon arrival the next day they were booked.

"Taking advantage of clients"

4.0

Written for a February 2022 stay. I really want to write a positive review but I’m struggling. The rooms are incredibly overpriced for the quality and service and views. I paid $300 extra for a full Gulf view, totaling $1000 for one night. The Gulf was in full view, but it was in building J, not a building directly on the water. It also was mostly a view of the hot tub and the main building. The sunrise was blocked by the main building. There was noise from the pool area. Most importantly was the lack of understanding by one receptionist at the front desk. She told me she had no idea where my room would be when I checked in and that it definitely would not be ready by 3pm. I was told I needed to checkout at 11am. While this is standard, I was shocked I could not be accommodated by even 30 minutes for checking or checkout. I went to my room at 10:58am to get my bags for checkout. I could not access the room. My key had already been deactivated. I had to walk back to the front desk and ask for access to retrieve my things. When I came out of the room, a cleaning lady was waiting for me. I am confused as to why I could not have checked in slightly early the day before if the room is cleaned promptly at 11am. I had a very negative vibe from the front desk. For this reason…and many others, I would not return. This resort does not at all have a 4/5 star quality or vibe. Any resort inflating their prices well beyond the quality of the room during these times does not truly value its clients.
