The host is lovely and goes above and beyond to welcome you, even including a tea ceremony if you'd like. The homes are beautiful and functional, and a great place to relax and take a bath after running around all day. The location is extremely convenient.

The location, the property itself, the friendliness of the staff exceeded all expectations. This was the best stay during our two weeks trip to Japan. Upon arrival we were welcomed with a complimentary private tea ceremony, which was spectacular. During the ceremony we wore beautiful yukata, which were provided by the property management and which we could purchase at the end of our stay, which we did. Even though we stayed there during Kyoto Gion Matsuri Festival with thousands of people walking busy streets, we had our peace and quietness, as the property located in a quiet tiny almost private street adjacent to a big street with many little restaurants and shops. The property itself is located in about 10 min walk from the train/metro station. Whenever back to Kyoto, I'll stay there again.

Everything was top of the range - there is absolutely nothing to complain about.

The house was perfect and the location amazing.

The breakfast was served cold and not very tasty as was cold. Also we did not have any drinks for breakfast. I understand that was a breakfast tradition 300 years old but not appropriate for modern times and taste in our opinion.

We had a fantastic time here. Our host greeted us upon arrival and asked if we would like to participate in an authentic tea ceremony. We got dressed in provided outfits, and the kids loved making matcha tea with the host. We loved the two levels, the indoor and outdoor baths, and the washing machine (kids use up a lot of clothes). We've been touring Asia, and this was one of the nicest places we've visited during our travels, especially while travelling with kids. Everything seemed to work. Can not thank the host enough for our fabulous stay in Kyoto

My family and I truly enjoyed our stay at this charming traditional old Japanese duplex apartment. The authentic design gave us a wonderful cultural experience, and the apartment was thoughtfully equipped with everything we needed for a comfortable stay. I especially appreciated how most of the gadgets and equipment were seamlessly integrated into the space, reflecting a perfect blend of tradition and modern convenience.

The only downside was the mattress, which I found less comfortable than expected. Additionally, once all the beds were set up, the available space became quite limited, making it a bit cramped for everyone to move around freely
