"Rittenhouse Square comfort"

Great location and great place to stay. A B&B with involved staff and a commitment to guest comfort and convenience. New breakfast area holds just-baked pastries and fruit, besides juices and coffee. We enjoyed our stay - our third or fourth here - very much.

Sometimes I prefer a boutique hotel but this didn’t pay off. Overpriced, not luxury, not elegant, poor staff training. There’s a $34 per night extra fee for a disappointingly limited breakfast in a dirty dark bar, wifi, water and coffee. There’s persistent late night and early morning noise from bar patrons at night and the garbage truck/businesses in the am. Even though they asked about room choice and were almost empty, I got a small room with unpleasant drawings on the ceiling, no bedside table or lamps, cheap bed, smelled, closet wouldn’t close. Have to call front desk for temperature change. Didn’t diclose that they couldn’t turn on the heat, but only turn off A/C the first night. Brought a room heater the second night after switched rooms. Halls and stairs and rooms are confusing, without signage. Random and confusing light switches and outlets. Poor lighting. Elevator doesn’t go to all rooms. Front desk staff couldn’t recommend restaurants. Maid ignored do not disturb sign and started cleaning while at breakfast. Pros: Rittenhouse Square park is nearby. A lot of effort put into restoration decor.

"THE FRANKLIN ON RITTENHOUSE IS NOT A 4-STAR HOTEL!!!"

I can't believe we fell for it! The Franklin on Rittenhouse is NOT a 4-star Hotel (it is a 2-star at best). For $250 per night, we were so disappointed—and tired—that we checked out after the first night of our two-night stay. Our bedroom had a stale, musty smell, and the dripping air conditioner emitted an odd vibration, making it impossible to fall asleep. We did use earplugs and a noise machine. We travel often and are not light sleepers. So, unless you exclusively prioritize location and are happy to live out of your suitcase, (they offer no place to store your belongings aside from a narrow entry table, odd bedside tables and only three hangers), there are many better options (Bellevue, Loews, Kimpton Monaco, Hilton Penn’s Landing, all of which we have frequented on previous occasions). We chose the Franklin because we were visiting friends who live in Rittenhouse and fell prey to the inexplicable reviews and marketing. **Worth noting: the bathroom pocket door was inoperable for me. My husband was able to muscle it open/closed, but I got stuck inside after he closed it behind me. I had to wait until he could open it to get out. Additionally, the shower water pressure was minimal. As I type this, I struggle to understand how this place has such glowing reviews.

"Very Good"

It was a nice, clean, affordable room in a great area

Our only complaint was that the TV was on the wall to the left instead of being in front of you. Nothing terrible but you had to lay on your left side to watch tv

The speakeasy bar in the hotel was excellent. Paige and the staff were accommodating and very helpful It was in close proximity to the Barclay prime restaurant in Rittenhouse. That is an excellent steakhouse. I would recommend it to anybody staying there. The room was exceptionally clean and comfortable

There is nothing I didn’t like about the Franklin at Rittenhouse

"Great location, clean, spacious room and friendly staff"

Decor, location, size of room, toiletries, cleanliness, friendly staff, hotel dog.

There were some unexpected costs. Was under the impression from reviews and from internet research that breakfast was complimentary. Thought that all costs were covered, but my card was charged £60 the morning we left.
