Historic property in a great location. The complimentary breakfast in the courtyard was delicious and a great way to start the day. Understand, as an Historical Inn, you may have to climb stairs and the rooms / bathrooms may be smaller than modern properties, but that is part of the charm. Highly recommend.

"A Charming and Restful Cocoon"

We chose the Francis Malbone House both for its excellent location and because it is a historic B&B. We were not disappointed: everyone at the inn took wonderful care of us and made our stay special. Our room was in the older part of the house, from the 1700s, but was comfortable and had all the modern accommodations a traveler might need. Tea each afternoon and breakfast each morning were culinary delights and the setting and furnishings in the front rooms encouraged meeting your fellow travelers. There is a lovely and restful inner courtyard, perfect for having breakfast, tea, reading, chatting or just taking a well needed rest after a day of activities.Downtown Newport is mere steps away, a short stroll gets you pretty much everywhere. Parking is free for one car on site, a definite bonus in downtown Newport. Be advised that the house has no elevators, so if stairs are an issue, ask for a room or suite on the ground floor, there are a number of them. This is an ideal spot for a vacation or a stopover en route or back from a New England road trip. We heartily recommend this historic B&B/inn.

"Simply Wonderful!!"

This was our second stay at the Malbone and we were not disappointed. The staff is so friendly and not at all what one would expect in Newport. We had been there last December and to be honest I am only reviewing it because I know I have my reservation in place for this December. On the outside it looks like a plain unassuming building next to a chrch but inside you are transported to the 1800s with period furniture and fireplaces in most rooms. For breakfast there is a lovely dining room complete with recessed lighting and chinoiserie serving plastes. There are always two choices of cooked to order food and pasteries and fruit on the side board. Between 3 and 6 they serve tea with cookies cakes and usually a savory offering. The only downside is that so close to dinner the tendency is to fill up on little goodies and then not really feel like keeping that dinner reservation! All in all this is a warm, wonderful and relaxing way to spend your time in Newport while being transported to a simpler date in time.

"A PERFECT STAY IN NEWPORT-A MUST!!!!"

We had such a wonderful stay at this charming bed and breakfast in Newport! From the moment we arrived, we felt so welcomed. The Inn itself is beautiful, full of character, and in the perfect spot to enjoy everything Newport has to offer. Our room was cozy, spotless, and had such thoughtful little touches that made it feel extra special. Breakfast each morning was delicious—homemade, fresh, and served with such care. Wonderful host/sever-- It honestly felt more like staying with family than at an Inn. The hosts went out of their way to make sure we were comfortable and had great recommendations for local restaurants and things to see. If you’re planning a trip to Newport, I can’t recommend this place enough. It’s relaxing, friendly, and makes your visit feel truly memorable. We can’t wait to come back! PS: Make sure you dine at their sister Inn's Restaurant -FLORA at GARDINER HOUSE nearby and great view & YUMMY CUISINE!!!!!

"Best Spot in Newport! Look no further! Amazing Experience"

Wow. My wife and I (age 35 & 34) came out to Newport for an anniversary trip and decide to stay at the Malbone house due to the amazing reviews. Tyipcally we stay in Airbnb's to have our own kitcen & space, but the Malbone house seemed like an experience and it was exactly that! 11/10 Beautiful property, very well kept and super clean. You would never know the age of it. The food is made fresh every day for breakfast, and the tea time snacks are themed and freshly made daily at the in-house kitchen. The staff is so nice and go out of their way to make sure you are enjoying your stay. If there is a dinner you are looking to get in town, they will try to book reservations for you. Absolutely amazing stay. Definitely will come back here our next time in Newport!

We thoroughly enjoyed our stay. The staff are so friendly and helpful. The breakfasts were delicious. The location could not be better. The house is beautiful and despite being in the center of all the action, the room was quiet.

Francis Malbone House is an oasis in the hubbub of downtown Newport. All the wharves are easily walkable. It was less than 15 minutes to walk to the Elms. On site parking is a huge bonus. Daily breakfast is always delicious. But the best thing about this inn is the staff. They are so friendly and helpful.
