Overall a great budget stay in a great location

Room was very good for the price

this should not be permitted. I was TWICE left stranded outside. On arriving, there is no reception. I hauled my bags up the stairs to find I could not get in. Rang the bell and got told to go to the nearby pub. I had really heavy bags with me, it was awful lugging them back down again. Eventually got in using the code I was given in the pub. Room was lovely. I went out in the evening and came back after 23:00. Code no longer worked . It wasn't just me - a man was stranded outside too. Luckily the pub was open, we enquired and they simply said the code had been changed at the wrong time that day - NO REAL APOLOGY - and gave us the new code! If I had come back after the pub had closed (which I could easily have done if I'd decided to stay out with friends) I would presumably have been left stranded on the street. Totally unacceptable. Booking.com is going to have to start making it clear which 'hotels' have no reception and rely on patrons being lucky enough to find a pub open to enter their room.

Super friendly at check in - made me feel very at home. Room was very big, lovely furniture, comfortable bed, lots of useful ammenities and very clean. Will definitely go back to stay again!

Cold shower, TV did not work/switched itself on early in the morning (!?), noisy. It was absolutely fine to pop next door to check in but don't understand why there isn't a note at reception to do so instead of a sign to call them on the telephone provided, that doesn't work :) If my phone had been dead I'd have been in trouble. The room had 'sea view' and 'soundproofed' as key words, so I didn't bother bringing ear plugs but in reality it was classic Brighton sash window that let every sound in. Not the hotels fault they were doing building work at 08.00 on a bank holiday!

No parking so had to drop off my suitcase and find a park streets away

-VERY noisy. Windows do not shut out any noise from outside and the pub a couple of doors down played very loud music until 1:00am. Walls pretty thin so just couldn't relax. Windows are not great so room was a bit chilly and no way to heat it up. 2 fans but no heater or spare blanket. Such a shame as pleasantly surprised on value of the room upon entry.
