Pretty much everything. Dated, tired rooms. Hairline crack in basin and poor flush on toilet. Extremely small TV for size of the room. Lack of any food facilities. Cleaning only carried out on rooms if you stayed for more than 5 nights so cups not cleaned or changed, bathroom bin not emptied, beds not made. Not really a hotel at all. On the last evening we were the only people on site. No staff presence until the following morning. No electricity one morning and no hot water the next. Spoilt my mother’s 86th birthday surprise. Wouldn’t stay again or recommend it. Oh and the drive to get down to the hotel is riddled with potholes. Also a rat running alongside the hotel wall towards the bar area.

We hadden wat moeite de locatie te vinden (google maps stuurde ons verkeerde kant op) bij aankomst een allervriendelijkstee dame die ons op weg hielp. De kamer zelf was verder prima. Grote douche ( was eigenlijk voor gehandicapten). Bedden lagen ook goed. ( we hadden 2 afzonderlijke bedden)

Helaas geen ontbijtmogelijkheden of avondeten (reden was dat ze geen kok hebben) echter ook geen mogelijkheid tot iets te drinken te krijgen of zo. We werden naar de camping ernaast gestuurd waar wel een restaurant zou zijn, die bleek dicht te zijn. Dus uiteindelijk met de fiets naar een restaurantje gefietst.

The hotel is set in beautiful grounds, very close to the Broads and Carlton Marshes Reserve. The rooms were clean and comfortable with a lovely bathroom. Staff were friendly and helpful. The only downside was that no food is available at the moment and the bar is only open occasionally. A private company provides breakfast, but they were not available on the first morning of our stay. Still well worth a visit despite this.

Very disappointed to be told on arrival that a wedding reception had taken all of the catering staff, so the restaurant was closed. We had to travel into Lowestoft to get an evening meal.

The single beds in the twin room were very barrow, and the mattresses were quite uncomfortable. The roomitself along with the bathroom was lovely, and very disabled friendly.
