This property will not accommodate hen, stag or similar parties. Please inform Smartflats - Louise Brussels in advance of your expected arrival time. You can use the Special Requests box when booking, or contact the property directly with the contact details provided in your confirmation. Guests are required to show a photo identification and credit card upon check-in. Please note that all Special Requests are subject to availability and additional charges may apply. Guests will receive a rental agreement which must be signed and returned to the property prior to arrival. If guests do not receive the agreement on time, they should contact the property management company at the number on the booking confirmation. Please note that Smartflats has no reception on-site. In order to check in, guests need to bring the access codes they receive from the accommodation by e-mail 1 day before the date of arrival. Guests have access to the Smartflats Lounge at Rue du Charbon 9 - 1000 Brussels. Cleaning costs are included in the price of the stay. However, please note that if the accommodation is left in an excessive state of dirtiness the property will charge an additional cleaning fee. Please note that in case of damage, an extra fee will be charged. Please note that hosting a party, smoking and/or bringing pets is not allowed, otherwise an extra fee is charged for compensation. Sofa Bed Policy: Please note that the sofa bed is only prepared when the maximum capacity of the flat or maximum capacity minus 1 person is reached. In other cases, the sofa bed is upon request when booking and at an extra cost of EUR 25 per stay. There is no elevator at the property and upper floors are only accessible by stairs. The upper floors are not suitable for guests with reduced mobility.

It had a great location

It was not clean and all. Dirty walls/ mold in the bathroom/hair every where. Staff not willing to accommodate easy requests

We had the two bedroom 4 bed flat. It was a dirty and you could feel springs in the beds. Couches with stains and the floor carpets need replacing. No shower door. Location was ok. 10-15 min walk to main attractions and 10 mins from train.

"Serious problems checking into an unstaffed facility"

Not much good, unfortunately... It is close to the place where I had the meeting and the building is quiet.

There is a big problem with the new trend of hotels and apartments without permanent staff. Everything has to be handled FLAWLESSLY, because there is no human to recover from mistakes. When I arrived, there were two other people trying to get in. None of the entry codes that we had received worked. Eventually someone left the building and told us that there were problems with the entry code. When I left and came back after dinner, the code still did not work. The phone number to dial luckily worked, and a person gave me the new code ALSO WRONG. He said "hash" to indicate the "star" symbol, but the numbers were right. Luckily there were only two special symbols on the kyboard, so when the code with # did not work for 3 times, I tried the * and got in. This said, the structure is very shabby, for the price. For example one of the window curtains was missing. I also had troubles sleeping (back ache; probably the matter was too soft). Never again.

Nice location

Toilet looked dirty, it is not ventilated properly so there are signs of mold on the wall above shower. When we came back after whole day of sightseeing there was no warm water and heating wasn’t working. We contacted support, but they didn’t do anything for at least 14 hours - we had to survive night in cold apartment and wash ourselves in really cold water to be able to leave apartment. After we came back, issue was resolved without any information.

Definitely don't book with Smartflats, for the following reasions. 1) I booked a property near where my meeting was. They changed the property location so I was across town and had to take two metro trains each time. 2) It's a real pain checking in as you have to send them scans of your passport, bank cards etc - a time sink; 3) When I got to the property the wifi didn't work. I spent an hour trying to sort it out, including in a chat with a staff person from Smartflats. It couldn't be fixed. The next day it still didn't work (i.e. they hadn't tried to fix it, or didn't care). A really bad experience overall. AVOID.
