Dangerous climbing activities in room, dont work for small kids. No service in rooms such as cleaning and changing towels/sheets
AUKids loved the room. Was close walk to The Kyoto Imperial Palace and the local train station. Lovely cafe a couple doors down and staff were very friendly.
The check in process when traveling with kids wasn't convenient.

AULoved that everything was kid friendly in the whole hotel. The children enjoyed the freebies and how things were catered to their needs. The forest room has a monkey soft toy, which was SO adorable.
The reception is not at the hotel, it is in town near the train station, but outside of the train station. Navigating there with kids and luggage can be a hassle. But once there, they will provide free shuttle bus transport to the hotel from 2.15pm-8pm.
FRWe loved the neighborhood, quiet and neat. Lots of izakaya, nice bars and small shops. Nearby a metro stop and within reasonable and pleasant walks to some of the main hysterical attractions. The hotel is nice for families with kids, our son loved his room. It ks quite comfortable and with all the essential services (fridge small kitchen, etc.) and amenities. You can use a shared laundry, which is very handy.
It wasn't possible to open the windows, even if we asked for that. There is air conditioning but the air in the room was not very good and it would have been great to have the possibility to refresh it. The reception counter is nearby main Kyoto station, and they have a shuttle service when you arrive. They made us wait for about 30 min after checking in though.

GBThe room concept and play areas are great for kids. But beware that it is a hustle to get the kids out of the hotel. There is supermarket 3 minutes away and app managed coin washer and dryer. The sea room was okay for a family of 3 but I’m not sure if it is suitable for a family of 4. There are
Whole check in on another location thing is not great. They could have full online process instead. There are just 2 washers and 2 dryers and considering all guests are with small kids, it is a hustle to get one.
GBWe change rooms during our stay where staff was really helpful. The forest room is spacious and has a small kitchen. Play bunk bed great for kids and there were 2 double beds but the one for parents could be bigger. There is a supermarket 3 minutes away. Subway is 7-8 minutes away. You could catch a bus from the main avenue which is 2-3 minutes away.
The room could use a shoe storage of some kind. The room was dusty and carpets could be cleaner considering no shoes allowed in the room. There is only 2 coin washers and 2 dryers and all guests are wth small kids so you may have to hustle or wait to use them
INLocation in a. conjusted area, we cant even open a window. there is no outside world. We felt like we are in a cave.
Disappointing and Frustrating Stay – A Completed Ruined Vacation I rarely write negative reviews, but our stay at this RESI STAY property was so incredibly frustrating that it completely spoiled our family vacation mood. Even my kids hated it. For a property that charges higher rates than traditional hotels—which actually provide daily housekeeping—the lack of basic services and poor management here is unacceptable. Here is why you should avoid this property: Zero Housekeeping & No Cleaning Supplies: There is absolutely no housekeeping provided. To make matters worse, they don't even provide basic toilet cleaning supplies—only a vacuum cleaner. By the second day, the bathroom started stinking, and we had no way to clean it ourselves. Impractical "Central Command" Service: If you need something as simple as a fresh towel, you cannot just ask a front desk. You have to call a "central command office," and you can only reach them during strict working hours. We were given just one set of towels for a 3-day stay, meaning we had to go out of our way to call and beg for extras. Deceptive "Theme" & Tiny, Cramped Space: Do not be fooled by the marketing. It is all hype. They just painted the walls to match a theme and called it a day. In reality, this is not a convenient, well-designed Japanese room. It is shockingly cramped. There was no space to even place or open our luggage. The layout is so poorly designed that you can't even open the entrance door properly if you are standing near it. Suffocating "Cave-Like" Atmosphere: The windows cannot be opened at all. With zero fresh air and no contact with the outside world, the room felt like a dark, claustrophobic cave. Terrible Location & Accessibility: Reaching this property is an absolute nightmare, especially with a family. You have to navigate and transfer through at least two different train lines just to get there from Kyoto Station.
