Property Notes

Entertainment passes are compulsory and cost £40 per caravan for short stays (1 to 3 nights) and £70 per caravan for for stays (4 to 7 nights). These need to be paid directly to us prior to your arrival via bank transfer. Pets are welcome for £15 each for up to 3 nights. Anything longer is an extra £5 per night each. Bed linen is not included but can be hired for an additional charge. This needs to be booked and paid for in advance of your stay. Early check in is available for a small additional charge. This property does not accommodate bachelor(ette) or similar parties. Guests under the age of 18 can only check in with a parent or official guardian. Swimming pool: Closed from Sun, Nov 1, 2026 until Fri, Feb 12, 2027 A deposit may be required at the property.

"Great time here"

Location was great for us, position of the caravan is great. Beds were very comfy. Clean on arrival. Messages were acted on within 20 mins. Great stay.

You cannot park beside the caravan. Sofa slightly uncomfortable.

"Fun and enjoyable"

The caravan was quiet, clean and very comfortable. The site was clean and tidy and the onsite facilities were good. (A tip which we have found beneficial in other caravan sites is signage. As you are unable to cut through the caravans, sometimes we were walking round in circles to locate the van :) )

The location was quite a walk to the main area where the arcades etc. are for those who struggle with long distance. We visit Brean at least twice a year so this was the only downfall for us, the distance. We found it easier to access the beach to head towards the main strip. It didn't make the walk feel as long :)

Proximity to the beach to walk dogs

A little bit small for 4 people and 2 big dogs but was fine for a couple of nights

"Location nice caravan abismal."

Not much at all, smelly and very out dated but the site is pleasant.

Booked a small break for me and my family and as soon as we arrived at the caravan we realised there is no parking outside like advertised. In fact the parking is a good walk away from the caravan. Walked in and instantly got a pungent smell of damp and dog so had to open all the windows and spray air freshener. Hot taps and shower did not seem to work half of the time and all in all it just seemed to be very old and rickety. Wasn’t expecting the ritz but on a hole very disappointing. Either way enjoyed the location and site very much and will be visiting again.. the biggest shock for us is that we paid a £100 deposit which a week later we have still not received and now are being accused of breaking things which we are absolutely certain we know we didn’t .. my advise is DO NOT STOP HERE and fall for the same con that we have fallen for . Currently going through booking.com to get out deposit back .
