"Peaceful"

An oasis of calm. Spotless accommodation, quality fittings, and good quality breakfast cooked to order. Pedestrian access to the town centre.

Can be difficult to find the first time, but worth persevering.

"Excellent base to visit the Eden project, the lost gardens of Heligan, Lands End and more !!"

Cooked breakfast was excellent, room spacious, location close to the railway station perfect, view from the room was amazing. In one word excellent. Our compliments to our host James. Such a nice place to stay and as a starting point for our first visit of Cornwell. Super James!

Beautiful house and a wonderful host . We spent 2 nights at ivy house . Couldn’t recommend it enough.

Our bathroom was separated from the bedroom, but we got over it . It was very clean .

"Fantastic B & B in lovely location"

A great place to stay in quiet and peaceful location. James was friendly and accommodating in my enquiries and giving us local knowledge on where to eat etc. Our room was beautiful & so is the whole house with a very homely feel to it. The breakfast was fantastic with everything we needed. Would definitely stay again and recommend.

St Austell isn't somewhere to spend time, as not much to do but has good transport links to surrounding areas.

"A good base for a short stay"

Excellent personally run guest house. James, our host, was welcoming and attentive throughout our stay and served a top class breakfast to suit all tastes. The bedroom was was clean and comfortable and had a small en suite toilet and shower room. There was a separate sink unit in the bedroom and a communal bathroom next door No television in room but guests invited to use a separate television room. Recommended.

This should not distract from the overall review but the en suite felt a little cramped.
