Kinta Kan Cabañas Hotel Playa del Carmen

The only good thing about the property is the location that is the only good thing.

The property is extremely dirty, the towels have not been washed. In our room was a lizard and martens were walking at night in our room !!! The staff are extremely unprofessional before I have checked in I asked the staff if there are any animals in our room the black hair receptionist said there is none. Then at night we could not sleep because of the noise of the martens. We checked out one day earlier I told them that they should check the room because we could not sleep because of the noise of some animals and maybe it is rat or mouse and she said no it is a martens. I asked then why you did not inform me before I decided to book better room she said I am so sorry. No further explanation. On the bed you can find insects it was really disgusting to sleep there. Also they do not provide hair dryer when I asked receptionist she told me that I can ask tomorrow at the morning and maybe they will have. The WiFi is not working in the pool area. We check out one night early because we could not stand this hotel.

Beachfront, food was good, comfortable beds, right around the corner to Quinta Avenida, if you go left you go to the mall and right to restaurants and stores.

As we were checking out, the housekeeper checked our room and came back to the lobby with a stained and almost torn towel and said we had to pay for it, it was not in our room when we left, but her word against ours so we ended paying 170 pesos.

Location was amazing. Superb beach location. I had a sea view room and loved sitting on my balcony listening to and looking at the sea Pool area was great and was never busy. Beach bar/ breakfast staff were lovely. Really close to Ado bus terminal ( 3 min walk) from where bus to cancun airport. Also very close to Cozumel ferry

You are not allowed to bring in food or drink to your rooms from outside. But there are no food or drink facilities after 6pm when beach bar closes No fridge in room. Prob so you dont bring in ur own food or drink. No drinking water in rooms. This is the most expensive place i stayed on my trip - every other place provided drinking water. You cant drink the tap water in Mexico so its very poor not to provide drinking water. Sheets on bed had quite a lot of stains. I stayed 8 nights. Think my bathroom towels were changed once. Also bathroom cleaning. Altho sink & toilet cleaned daily, the area round the sink wasnt. There was toothpaste marks the whole tile i was there. I deliberately left them to see if they would be cleaned. They werent.

The beach was lovely. Breakfast was fine.

Only got 1 bath towel and no hand towel. Also couldn’t get a glass for the bathroom.

Location it’s exceptional, the pool was great and you have the beach in front of the hotel.

The waiter Argentino, was always with a bad attitude and was rude. I will not come back just because of him.

Location was awesome, right in the heart of playa del Carmen and also very close to ADO tourist station. Even though, the rooms were quiet and you could not hear the noise from outside. It’s right on the beach, pool are is nice and usually quiet. Rooms around pool area are nice. Reception staff was great, always tried to help and providing advice. Some of the bar staff were also quite nice and friendly.

Some of the staff were very unfriendly and quite rude. They were a lot nicer to Spanish-speaking guests and def a lot more attentive. Hotel also has a strict policy of no food/drinks allowed from outside. Kinta Kan cabanas (opposite side of resort) rooms are not very nice, def no value for money here. If you want a nice room make sure you book pool or sea view. Breakfast - if you like a nice brekky don’t book breakfast. Def no value for money. Fruit or juice, either eggs and toast, pan cakes or French toast and coffee/tee. Everything else only as per menu for extra charge.
