Kinta Kan Cabañas Hotel Playa del Carmen

The location of fantastic! Great spot on the beach and right in the heart of all of Plays action, shopping and food. The grounds are amazing- great pool and beach front. The rooms (only talking about the boutique side!!!) are OK- bed’s comfortable AC’a cracking but they could definitely make the room more welcoming with a few finishing touches. The grounds are clean and the room gets cleaned everyday!

We ran out of hot water more than once. The toilet wouldn’t flush. The Lobby has no cooling which makes checking in a nightmare. There is no access to fresh clean water and you constantly have to go out of the hotel to buy bottles of water and schlep them in. The breakfast which was suppose to be included is pretty sad. They only make a scramble egg, no omelette option, and if you don’t eat eggs (like me) all you can get is the “fruit bowl” which is really just half a banana and 3 small pieces of bitter papaya (for real) The coffee is so gross, it was undrinkable. We had to go out for breakfast and dinner which is a shame because the grounds are so nice I would love to eat my meals there and never leave.

The hotel is directly at the beach and very central. The staff was amazingly friendly and helpful.

The "Queen Bungalow" with garden view I originally booked had NOTHING to do with the photos published on booking.com. I was located on the other side of the road (which was actually nice in the garden) but not a 4star room. I would say not even 2stars... Would call this fraud :-) I didn't sign up for a bed in a shed. I arrived in the middle of the night and the next day I asked for another room. An upgrade was possible against another payment - went down from 210USD extra for another 7 nights to 60USD as I chose the smaller room without breakfast. The gate at the beach closes overnight which is fine and understandable... but 8am in the morning when the sunrise is at 6am is waaaay to late.

Kinta Kan is located right on the beach next to the pier. The location is great if you are planning on taking a ferry to Cozumel and it is right in the center of everything. It is also located only a few steps away from the ADO bus station. Because of that you will experience some noise at night. Over all this was a good experience. The beach in this area gets really busy and I wouldn't say it would be my favorite. I would stay here mostly to transfer or to experience the night life.

On Booking.com, we were looking for a beachfront hotel however, when we arrived at the property, we were surprised to see that our room was in a separate building, and in order to access the beach, we had to pass through a street that leads to the beach. The room was extremely dirty as we had a mezzanine level on top of our bed, totally not taken care full of dead insects and dirty items. The shower is not properly working, the bathroom door is not properly closing, no bathroom mat, and no hangers in the bathroom. As well as, the main door isn't properly closed so there is a gap can insects pass...

The location was nice, access to the beach was ok, the staff was available all the time.

They serve only eggs for breakfast, everything else has to be paid. The location was quite nice, except during the weekend when the locals flood the beach. The beds were uncomfortable and hard. The bathroom craven for an update.

Localisation Staff (notably Franck) is very nice
