Could not get the coffee machine to work Had to go and buy a jar and use kettle No hot water on first night ,but issue with boiler no one’s fault but when paying ££ And no shower or bath with hot water for 50 % off the stay but disappointing to then have to pay an £18 service charge not mentioned on booking.com that I saw

£269 bb! I had high expectations. The room was so small, we could barely get around the bed. The air con unit would not work and it was over 30 degrees that day. Window open all night, but we were so so hot. Shower room so small. Shower head absolutely covered in limescale. Shower door needed a good scrub too. Place for plugging in kettle so dangerous, with kettle likely to be fall off. Breakfast. Very average, but we were directed to a table, no glassware, no spoons. No serving spoons in yoghurt etc. Service was robotic, with a script and the words perfect and amazing used far too much in the wrong context. Disappointing stay, really not worth the money at all.

We had a terrible stay. The cleanliness was extremely poor, with heavy dust on the walls, a stale smell throughout the room, mold along the bathtub, hair everywhere, and a small mirror covered in stains and fingerprints that clearly had not been cleaned for a very long time. The continental breakfast was also very disappointing: they only offered old croissants displayed on the reception counter that looked and tasted like cardboard. The reception service was also very inadequate, especially regarding luggage storage after check-out. Since there is no 24-hour reception service, the entrance door is locked and can only be opened with an electronic key card by current guests. The issue occurred during the daytime, not at night: we checked out around 12 PM and wanted to return at 3 PM to collect our luggage, but we were told that nobody would be present and, since we no longer had the electronic key card, we could not re-enter the building to retrieve our bags. As a result, we had to carry our luggage with us for the rest of our vacation. The final negative point — and the most important one — is that there are several hidden charges during the booking process that are only revealed once you arrive at the property, including: Charges for drinks such as cappuccino, milk, etc., even though breakfast was supposedly included in the room price. An unexplained and unjustifiable service charge added at check-out, which makes absolutely no sense. I have never paid a service charge at a hotel anywhere in the world. And for what service exactly? We were not even able to leave our luggage at reception. Completely inexplicable.

I've never seen a 10% tip on the whole stay requested before, albeit discretionary. Booking.com needs to make it clear that the parking is not at the property, it's a 10 minute walk away in a public car park. The window for checking in is quite narrow but we received a phone call explaining everything and the lady was actually still there when we arrived.

Staff were all cheerful and pleasant, and efficient. Breakfast was very good, a wide choice of dishes served in a pleasant breakfast room. Good location, not too far from city centre but fairly quiet. Comfortable rooms. Nice to have a mini fridge especially in hot weather.

A lot of stairs (but we knew that in advance). Rooms were clean and well-furnished, but possibly one or two areas are in need of a deep clean and decorative refresh.

Family room located at basement flat as soon as you enter can feel the excessive damp. Bathroom was decent but room needs great attention as on second night after a torrential downpour half of it was flooded. Didn't expect that if you pay £250 for B&B and you mostly spend the night there as have plenty to see outdoor during the day.Breakfast lacking diversity nothing continental on the menu as described
